Fire rated sealant for Crouch homes and businesses

Looking after it afterwards

To keep the joints looking good and working properly:

  • Flag any open gap you spot round a pipe or cable
  • Include hidden areas like risers in routine checks
  • Ask which product was used before you paint
  • Make resealing part of every contractor’s brief

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole.

How we handle fire rated sealant in Crouch

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That detail is what we take care over. If you’re dealing with sealant items on a fire risk assessment action list and open holes round services passing through fire walls, we can help.

If you have holiday lets, a converted barn used for business or a community building near Crouch, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Your questions about fire rated sealant in Crouch

Do you work for landlords with property near Selling station?

Yes. We work for letting agents and landlords as well as homeowners. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.

Will you come out to Crouch?

Yes. Crouch is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you work in flats, HMOs and commercial buildings?

Yes. Occupied flats, HMOs, offices and schools are all fine, with access planned around residents or staff. Early starts or out-of-hours work can be arranged where it’s needed.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

What fire rating will the seal have?

We do not issue ratings or certificates ourselves. The performance comes from the product’s tested details and the specification from your assessor or designer; we install to those details and record what we did.

Can I choose the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

Do you need fire rated sealant in Crouch?

Gaps also open up as buildings move: a seal that cracks or pulls away leaves a path for smoke. Knocks, maintenance and building work damage it further.

People generally contact us after spotting one of these:

  • Holes left by a change of layout
  • Gaps flagged on a fire risk assessment
  • Open joints along the top of partitions
  • Old fire sealant that has split or come away

For buildings such as Church of St Peter and St Paul, service openings in its walls need the right fire-rated sealant, as in any building.

Before booking anyone

  • Who does the work, and how experienced they are
  • The length of the guarantee
  • Is VAT in the price?
  • Is the old sealant removed completely?

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job usually takes from a few hours to a few days, depending on the number of gaps and the access, and we explain the cure time before we leave. For a village or hamlet like Crouch, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Move anything stored near the joints
  • Let us know about stairs, lifts or work at height

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Surface by surface

Plasterboard walls

We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. The gap is cleaned of dust first so the sealant bonds.

Commercial buildings in Crouch

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

Schools such as Boughton-under-Blean and Dunkirk Primary School are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices. Rented homes near Selling station change hands often, and any gap left by new services in shared walls should be closed with a fire-rated product.

Why act early in Crouch

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the work involved is often modest. Around Crouch, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, ring 0345 464 0079 or email us and we will give you an honest view and a quote.

What affects the quote in Crouch

The quote reflects the job in front of us. We look at:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • How many areas need sealing

What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Whether it’s a home or a business
  • How we’d reach the joints

Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.
