Intumescent and fire-rated sealant around gaps, frames and service penetrations for New Barn, backed by a 12-month guarantee. Ask us for a quote.

- Open holes round services passing through fire walls
- Open gaps behind door architraves
When something else is needed
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- Large holes that need a different fire-stopping system
- Problems with the door itself rather than the gap around the frame
- Walls or floors that weren’t built to resist fire
If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer before you book.

Fire rated sealant in New Barn
Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. One new cable or pipe can leave a gap that nobody goes back to seal. Those are the gaps we close, using a tested fire-rated product. We’re often asked to deal with gaps flagged on a fire risk assessment and damaged fire sealant left by other trades, across plasterboard & masonry, linear gaps and door frames.
In a smaller place like New Barn, commercial jobs tend to be smaller buildings: a pub, a surgery, a school, a shop or a few business units. Each needs the same care with its sealant as any larger building.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Make resealing part of every contractor’s brief
- Don’t paint over fire sealant until it has cured
- Photograph sealed gaps before they’re covered up
- Look in service cupboards and ceiling voids from time to time
Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.
A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record so you can show it was dealt with.
Your questions about fire rated sealant in New Barn
I let a flat near Longfield station. Can you help?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will send you a clear quote.
Is New Barn in your area for fire rated sealant?
Yes, New Barn is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can you give us a record of the work?
Yes. We note each location and the product that went in, so you have it on file.
Is standard sealant good enough for a fire gap?
No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. We cut it out and reseal with a fire-rated product.
What does intumescent mean?
Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
Can you tell me how many minutes the seal will last?
We do not certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and list the locations and products for you.
How it works
Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of gaps, and longer for a whole building. For a job in New Barn, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- We remove any old or unsuitable filler and clean the gap.
- We put in whatever backing or fill the product detail specifies.
- Fire-rated or intumescent sealant is applied to the right depth and tooled.
- We record the locations and products used for your records.
Before we arrive
- On commercial sites, let us know about site rules
- Mention if the joints have been sealed before
- Try not to wet indoor joints just before the visit

What happens if it’s left?
A quick fill with any sealant to hand is not fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Around New Barn, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Combining jobs into one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Fire rated sealant around New Barn
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Letting a property close to Longfield station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Managing a site like Longfield Academy? Then fire-stopping around service openings should be restored whenever new services go in. For buildings such as Church of Saint Mary Magdalene, older buildings that have had new heating or wiring often have service gaps worth checking.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
