Fire-rated sealant in Whitehill, Kent
Fire rated sealant for Whitehill and the surrounding area: careful preparation, the right product and tidy work. Call for a quick quote.
- Unsealed gaps where pipes and cables go through a wall
- Gaps filled with a product that is not fire-rated
- Fire seals that have cracked with movement
What we do, step by step
All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as Whitehill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We plan the order of work and access, floor by floor or flat by flat.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- The fire-rated or intumescent sealant is applied and tooled to the tested detail.
- Locations and products are written up and any gaps unsuitable for sealant are flagged.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us if parking is tricky
- For indoor joints, keep the area dry beforehand if you can

About our fire rated sealant in Whitehill
We often work from an action list drawn up by a fire risk assessor on buildings across Whitehill. If you share the list, we can quote for the gaps that need fire-rated sealant. Typical jobs include open gaps behind door architraves and damaged fire sealant left by other trades, on plasterboard & masonry, flats & HMOs and pipe & cable gaps.
Somewhere as small as Whitehill, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

Whitehill: your questions answered
Do you work for hotels and guest houses in Whitehill?
Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Is Whitehill within the area you cover?
Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
How long does the job take?
That depends on the amount of work, but most jobs take a few hours for a handful of gaps, and longer for a whole building. We will tell you when we quote.
Is there any odour?
Possibly a little. It fades as the sealant cures.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Is intumescent sealant the same as fire-rated sealant?
An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant and which one is used depends on the job.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Leave it or put it right?
A quick fill with any sealant to hand isn’t fire stopping. Fire-rated products are tested in set gap sizes, depths and substrates, which is why we match the product and the method to each gap. Older cottages and farmhouses around Whitehill can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

For landlords and businesses
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Sign-off of the building, which sits with building control or your assessor
- A wall that isn’t a fire-resisting element to begin with
- Openings too large for sealant, which need batts, boards or another system
Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.
Surfaces we seal
- Flats & HMOs
- Plasterboard & masonry
- Pipe & cable gaps
- Service penetrations
- Linear gaps
- Door frames
Looking after it afterwards
To keep the joints looking good and working properly:
- Include hidden areas like risers in routine checks
- Include fire stopping when you schedule refits
- File the fire-stopping record where your assessor can find it
- Do not paint over fire sealant until it has cured
Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Have it sealed, then keep the record so the item can be closed.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Workplaces and buildings in Whitehill
Whitehill has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Letting a property close to Faversham station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Managing a site like Ospringe Church of England Primary School? Then gaps opened by contractors for new cabling are a common finding in schools and offices. Community buildings like Church of St Peter and St Paul are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

- The product the joint needs
- Access and height
- How much old sealant there is and how hard it is to remove
- The number of rooms or windows
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.
What we need to know
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
