Bathroom resealing across ME17: what to expect

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on shower trays & enclosures, sinks & splashbacks and kitchen worktops & upstands, and people most often call us about leaks into the floor or ceiling below and two layers of silicone, both failing.

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a couple of hours for a single bath or shower.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Where we work in ME17

The South East is one of the drier parts of the UK, though outside sealant still needs a dry, clean joint, so work across ME17 is planned around the weather.

Coxheath: Managing a site like Coxheath Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. Rented homes near East Farleigh station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Why act early?

You do not need a new bathroom because the sealant looks bad. Replacing the joint is normally all it takes. If we find a deeper problem, you will hear it from us.

Questions to ask before you book

  • What preparation is included
  • What the quote includes, VAT included or not
  • Which colour the sealant will be
  • How hidden problems are handled

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Damage behind the tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacement)

Why it fails

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.

Look out for any of the following:

  • Damp behind the bath or under the tray
  • Two layers of silicone, both failing
  • A messy, uneven bead from a previous reseal
  • Sealant that has split, shrunk or peeled away

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Common questions in ME17

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
