DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Bathroom resealing around Chartway Street
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Kingswood Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Harrietsham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Common questions in Chartway Street
Will you come out to Chartway Street?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Harrietsham station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear price.
How long does it take to reseal a bath or shower?
A single bath or shower takes about a couple of hours, old sealant removal included. A full bathroom and kitchen can take most of a day.
Can new silicone go straight over the old?
No. New silicone will not bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Will there be a smell?
Some sealants have a smell while they cure. Opening a window helps.
What should I tell you?
Let us know what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
What affects the cost of bathroom resealing
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- Any working-time requirements on site
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- A few photos by email, if you can
- The problem you’ve noticed
- Any access issues, like height or stairs
- The address or postcode of the job
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.
When to call us in Chartway Street
The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
It’s worth asking for a quote if you see:
- Cracked, shrunken or lifting silicone
- Mouldy sealant that has gone black
- A messy, uneven bead from a previous reseal
- A joint torn by a bath that flexes
In the older streets around St Peter's and St Paul's Church, walls and floors in older homes can move, and sealant and grout show it first.
What your quote should include
- What insurance they hold
- How long to leave it before use
- Which sealant they’ll use, and why
- How hidden problems are handled
Different surfaces, different methods
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.

What happens if it’s left?
The difference in a professional reseal is mostly what you don’t see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Around Chartway Street, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
What you get with us
- Tidy, careful work
- Any old sealant cut out fully, not covered over
- White, clear, grey or coloured to suit, where the product allows

How it works
There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a morning or an afternoon for most single baths and showers from start to finish. Somewhere as small as Chartway Street, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on
- Try not to wet indoor joints just before the visit

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Look for lifting corners and small gaps now and then
- Do not let bottles sit on the bead
- Squeegee the walls and tray after use
- Give the silicone its full cure time
Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
