How we handle bathroom resealing in Leeds

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. We work on baths, basins & vanity units and shower trays & enclosures, and the jobs we see most are water getting behind the bath panel and smears of silicone across the tiles.

Homes around Leeds are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Common questions in Leeds

Will you come out to Leeds?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do bathroom resealing in Leeds?

Yes, Leeds is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll give you a clear price.

Can new silicone go straight over the old?

No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you get rid of the black mould in my sealant?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and you will get one quote.

Why act early in Leeds

A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Older cottages and farmhouses around Leeds can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

When to call us in Leeds

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.

Most people get in touch after spotting one of these:

  • Black spots spreading through the bead
  • Leaking joints on a shower screen
  • Gaps between the worktop and the wall
  • Gaps where the bath or tray has moved

What sealant work can’t fix

We will always be straight with you, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Tiles that have come away from the wall

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Sinks & splashbacks
  • Baths
  • Wet rooms

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep the fan on for a while after bathing
  • Avoid abrasive pads on the sealant
  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth

Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Leeds homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Managing a site like Leeds and Broomfield Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Nicholas's Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Shower trays & enclosures

Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

How the visit works

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take two to three hours for a typical bath, depending on how much old sealant there is. In a small place like Leeds, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Mention any sign-in or site rules at work premises
