Window Mastic in Leeds
Problem with your window and door frames in Leeds? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Gaps between the frame and the inside reveal
- Gaps left after new windows were fitted
- Draughts coming in around windows and doors
How we handle window mastic in Leeds
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. Typical jobs include gaps where the sill meets the wall and rushed sealant from a window installation, on uPVC windows, window sills and aluminium frames.
Somewhere as small as Leeds, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Paint up to the joint, not over it
- Ventilate rooms so frames don’t stay wet inside
- Check the mastic once a year
- Keep solvents and bleach off the sealant
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
What the job involves on each surface
Composite doors
Draughts round the door leaf normally come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.
What happens on the day
The work is kept neat and contained to the joints we’re treating, so you can get on with your day. Expect the work to take most of a day for a typical house, less for a few frames. Somewhere as small as Leeds, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height
How to get a quote
Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What affects the quote in Leeds
We quote each job individually. This is what makes a difference:
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- When we can work, for business premises
- Mould in or behind the old joints
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Helping us quote
Before you ask for a quote, have a think about:
- The rough size of the job
- The type of property
- A few pictures by email, if you can
- What’s wrong with the joints now
To get a quote, phone 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
Leeds homes and the weather
With historic houses such as Leeds Castle (about 1 mile east) nearby, there’s older building stock in the area around Leeds as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For an older house near a landmark such as St Nicholas's Church, the joint between an old wall and a newer frame is generally the first place rain gets in. Letting a property close to Hollingbourne station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Managing a site like Leeds and Broomfield Church of England Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages.

When something else is needed
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Draughts through the window seals rather than the frame
- Faulty window hardware
- Soft or decayed wood in the frame
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think.

Landlord and commercial work in Leeds
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Common questions in Leeds
Is Leeds in your area for window mastic?
Yes. We work across London and the South East, and Leeds is part of that. Just call 0345 464 0079 or drop us an email with a few details of the job.
Will you come out to Leeds?
Yes. Leeds is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you guarantee window mastic?
Yes, with our one-year guarantee. A yearly look at the joints helps them last.
How long should I leave it?
Cure times vary by product and the temperature. Before we leave, we will tell you the cure time.
Can tenants book the work?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Can new sealant go over the old?
No. We remove every bit of old sealant first, so the new sealant bonds properly.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
