Need bathroom resealing in Lenham?

Why it’s worth doing now in Lenham

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. In a smaller place like Lenham, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.

About our bathroom resealing in Lenham

Homes in Lenham have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. If you are dealing with damp behind the bath or under the tray and water escaping at the shower enclosure, we can help, on wet rooms, shower trays & enclosures and kitchen worktops & upstands alike.

Even in a smaller place like Lenham, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

When it isn’t the sealant

It helps to know what we cannot do too:

  • A tray or bath that’s cracked through
  • Water coming from the plumbing rather than the joint
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Aftercare tips

So the new joints stay in good condition:

  • Give the silicone its full cure time
  • Keep the fan on for a while after bathing
  • Look for lifting corners and small gaps now and then
  • Avoid abrasive pads on the sealant

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Surface by surface

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

What bathroom resealing looks like in Lenham

Lenham has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Lenham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Lenham Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Mary's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Questions from Lenham

Do you work for hotels and guest houses in Lenham?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Will you come out to Lenham?

Yes. Lenham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

What do you need from me for a quote?

Only a few details: where it is, what you’ve noticed and how we reach it. Then ring 0345 464 0079 or send us an email.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

For landlords and businesses

For anyone letting property in or around Lenham, several properties can go on one quote. Send us the addresses and the work at each, and photos by email help.

Landlords and letting agents in Lenham can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes around two hours for one bath or shower, longer for a whole bathroom, including the tidy-up. For a job in Lenham, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.
