Bathroom resealing in Woodside Green

Bathroom resealing in Woodside Green

Homes in Woodside Green have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include sealant that has split, shrunk or peeled away and black spots spreading through the bead, across shower trays & enclosures, wet rooms and sinks & splashbacks.

For a small place like Woodside Green, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

You get a one-year guarantee, the same in Woodside Green as everywhere else we work.

Woodside Green homes and their sealant

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.

For an older house near a landmark such as St Mary's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like The Lenham School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Lenham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Looking after it afterwards

So the new joints stay in good condition:

  • Keep an eye on the corners, where splits start
  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead
  • Give the silicone its full cure time

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.

What the job involves on each surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

How we quote for bathroom resealing

We do not publish a price list, because jobs vary so much. The quote depends on:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

Asking for a quote

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before

Need a quote? Please ring 0345 464 0079 or email us and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on how much there is to do. In a small place like Woodside Green, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Advice

Honest limits

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • Movement from a bath with loose feet or no proper support

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths

FAQs for Woodside Green

Will you come out to Woodside Green?

Yes. Woodside Green is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Lenham station?

Yes, we work for landlords and agents. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Can you reseal around my kitchen sink and worktop?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

Can I choose the colour of the sealant?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Are you fully insured?

Yes. We are fully insured, and we have been doing sealant work for more than 20 years.

Do you guarantee your resealing?

Yes. Every job carries our one-year guarantee.

Can you just seal over the old silicone?

No. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Older cottages and farmhouses around Woodside Green can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, call 0345 464 0079 or send us an email and we will give you an honest view and a quote.
