When something else is needed

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Cracked or missing grout between tiles (that’s regrouting)
  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.

Bathroom resealing for homes and businesses in West Street

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We’re often asked to deal with mouldy sealant that has gone black and damp behind the bath or under the tray, across shower trays & enclosures, wet rooms and kitchen worktops & upstands.

In a village or hamlet like West Street, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A 12-month guarantee comes as standard, so you are covered after we’ve gone.

Looking after it afterwards

A little care helps the new joints last. Our advice:

  • Move toiletries away from the joint
  • Clean with a mild bathroom cleaner and a soft cloth
  • Squeegee the walls and tray after use
  • Wait for the cure time we give you

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

Should I try it myself first?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Why it’s worth doing now in West Street

You don’t need a new bathroom because the sealant looks bad. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you. In a small place like West Street, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

When to call us in West Street

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

Most people get in touch when they notice one of these:

  • Smears of silicone across the tiles
  • A bead that has pulled away from the tiles
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes

For site and facilities teams at buildings such as The Lenham School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before booking

  • What guarantee comes with the work
  • Is the old sealant removed completely?
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared

West Street questions

Do you work for landlords with property near Lenham station?

Yes, we work for letting agents and landlords. Just call 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like West Street?

Yes. West Street is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Does the resealing come with a guarantee?

Yes. Our 12-month guarantee covers every job, and we are fully insured.

The process

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like West Street, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we’re working on

Advice

Surface by surface

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

Bathrooms and kitchens in West Street

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
