Bathroom Resealing in Caring
Bathroom resealing across Caring and nearby, with every bit of old sealant taken out first.
- Gaps where the bath or tray has moved
- Cracked, shrunken or lifting silicone
- Water getting behind the bath panel
Bathroom resealing in Caring, done properly
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. If you have a bead that has pulled away from the tiles and black mould in the silicone that won’t clean off, we can help.
Around Caring, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
We stand behind the work with a 12-month guarantee.

How it works
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a small place like Caring, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
How to prepare
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we’re working on
- Mention any leaks or damp you’ve noticed

Bathroom resealing around Caring
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
If you live in an older home near St Nicholas's Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Bearsted station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Caring is about 3 miles east of Maidstone, in Kent. We carry out bathroom resealing for homeowners, landlords and businesses in Caring and nearby. Our Kent coverage runs to 922 places, and Caring is one of them. Our London page covers work nearby.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
When something else is needed
In fairness, there are a few things sealant will not fix:
- Water coming from the plumbing rather than the joint
- Movement from a bath with loose feet or no proper support
- Cracks in the tray itself rather than the joint
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Common questions in Caring
Do you cover Caring for bathroom resealing?
Yes, Caring is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will send you a clear quote.
Do you work for landlords with property near Bearsted station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.
What do you need from me for a quote?
A short description and the location, with pictures by email if possible. We will ask anything else we need to know.
How long will the resealing take?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Does the resealing come with a guarantee?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.
What colours of sealant can you use?
You’re not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Can you just seal over the old silicone?
No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.
Different surfaces, different methods
Basins & vanity units
Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Keeping the joints in good condition
So the new joints stay in good condition:
- Dry the bead with a towel now and then
- Never pick at the silicone with a blade
- Keep the fan on for a while after bathing
- Let new sealant cure fully before it gets wet
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. Any of these means the joint needs attention.
Why act early in Caring
Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead will not last. Where a wall is exposed, as many are in small places like Caring, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.

Do you need bathroom resealing in Caring?
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
Signs it’s time to call us include:
- Sealant that has split, shrunk or peeled away
- Gaps between the worktop and the wall
- Splits where the tray meets the wall
- Black spots spreading through the bead
If you look after a building such as Leeds and Broomfield Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
