Why deal with it now?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Where a wall is exposed, as many are in small places like Langley Heath, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

About our bathroom resealing in Langley Heath

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We are often asked to deal with two layers of silicone, both failing and cracked, shrunken or lifting silicone, across shower trays & enclosures, wet rooms and basins & vanity units.

In a village or hamlet like Langley Heath, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Your job is guaranteed for a year, as with all our work.

Honest limits

Sealant is not the answer to every problem, and we’ll tell you before any work starts. It won’t solve:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

Joints and surfaces we work on

  • Baths
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Wet rooms

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes around two hours for one bath or shower, longer for a whole bathroom. In a small place like Langley Heath, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Keep bottles off the sealant line
  • Avoid abrasive pads on the sealant
  • Check the joints every few months for splits or lifting
  • Stick to a soft cloth and a mild cleaner

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Langley Heath homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Hollingbourne station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. For an older house near a landmark such as Church of St Mary, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Senacre Technology College, we reseal washrooms and kitchens in schools and businesses as well as homes.

What affects the quote in Langley Heath

Jobs vary more than people expect. What affects the quote:

  • How many areas need sealing
  • Access and height
  • Mould in or behind the old joints
  • The type of sealant required

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can

There’s no standard price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or email us.

Langley Heath questions

I let a flat near Hollingbourne station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.

Is Langley Heath within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Are you insured?

Yes. Mr Mastic is fully insured.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply call 0345 464 0079 or drop us an email.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

What the job involves on each surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
