How bathroom resealing works in TN12
Homes in TN12 have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Common call-outs are for damp behind the bath or under the tray and water getting behind the kitchen upstand, on basins & vanity units, kitchen worktops & upstands and wet rooms.
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We tidy up and give you the cure time, normally around 24 hours.

Bathrooms and kitchens across TN12
Homes across TN12 range from older properties to new builds, with plenty of rented property in places like Paddock Wood, Staplehurst and Marden. Sound sealant and clean grout keep water out and rooms looking cared for.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in TN12.
Paddock Wood: If you live in an older home near St Andrew's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you look after a building such as Paddock Wood Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
Common problems we fix in TN12
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, and a joint that looked fine soon begins to come away.
These are the problems we’re asked about most:
- Mouldy sealant that has gone black
- Damp behind the bath or under the tray
- Two layers of silicone, both failing
- Failed sealant on the screen profile
Surface by surface
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Why act early?
A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove.
What your quote should include
- Which sealant they’ll use, and why
- Is VAT in the price?
- How long the guarantee is
- Are they insured?
Work for landlords, hotels and businesses
Landlords and letting agents in TN12 can book us as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
When it is not the sealant
It helps to know what we can’t do too:
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
- Leaks from a shower valve, waste or pipework (a plumber’s job)
Your questions about bathroom resealing in TN12
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, old sealant removal included. A full bathroom and kitchen can take most of a day.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee, and we are fully insured.
What do you need from me for a quote?
A short description and the location, plus pictures if you have them. We’ll ask anything else we need to know.
Do the sealants smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
