Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What we do, step by step

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Somewhere as small as Castle Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Common questions in Castle Hill

Do you cover smaller places like Castle Hill?

Yes. Castle Hill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Paddock Wood station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Run the extractor fan during and after every shower
  • Wipe up water along the back of the worktop
  • Do not let bottles sit on the bead
  • Give the silicone its full cure time

Wipe up standing water along the worktop joint and keep hot pans off the bead. A dry joint lasts longer.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

For landlords and businesses

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

For anyone letting property in or around Castle Hill, several properties can be quoted together. Just tell us the addresses and what each one needs.

What bathroom resealing looks like in Castle Hill

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Brenchley and Matfield Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Parish Church of All Saints include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Paddock Wood station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What the job involves on each surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and is not torn the first time it’s used.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

What affects the cost of bathroom resealing

Call for a quick quote. What matters most is:

  • Whether there’s mould to deal with
  • The type of sealant required
  • The number and length of the joints
  • How easy the joints are to reach

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first.

What to tell us for a quote

What to tell us when you ask for a quote:

  • How many joints, rooms or windows are involved
  • How we’d reach the joints
  • A few pictures by email, if you can
