Common problems we fix in Milebush
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, so its life depends on how the room is used, cleaned and aired.
The most common problems we see are:
- Gaps where the bath or tray has moved
- Leaking joints on a shower screen
- Cracked, shrunken or lifting silicone
- Leaks into the floor or ceiling below
If you live in an older home near St Michael and All Angels Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathroom resealing in Milebush, done properly
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include cracked, shrunken or lifting silicone and failed sealant on the screen profile, on baths, sinks & splashbacks and kitchen worktops & upstands.
Around Milebush, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

What sealant work cannot fix
Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant will not put right:
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it isn’t properly supported
- A leaking waste, trap or valve
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Keep scourers and sharp tools away from the bead
- Check the joints every few months for splits or lifting
- Stick to a soft cloth and a mild cleaner
- Keep bottles off the sealant line
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Milebush homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Marden station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can be quoted together.
How the job changes by surface
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.
Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Questions from Milebush
Can you help a landlord with a rental near Marden station?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.
Is Milebush in your area for bathroom resealing?
Yes, Milebush is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing, and we will give you a clear quote.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
How long before the new sealant can get wet?
Generally after around 24 hours. You will get the exact cure time before we leave.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area.
How it works
Before we leave, we go over the finished joints with you. The work normally takes a morning or an afternoon for most single baths and showers, depending on the size of the job. Somewhere as small as Milebush, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- Finally we tidy up and explain the cure time before we leave.
Before we arrive
- Mention any sign-in or site rules at work premises
- Mention any tricky access
- Plan for the work area to be out of bounds to pets and children

Related advice
Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
