About bathroom resealing in TN1

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across TN1. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on basins & vanity units, wet rooms and kitchen worktops & upstands, and people most often call us about water escaping at the shower enclosure and mouldy sealant that has gone black.

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a couple of hours for a single bath or shower in most cases.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

Where we work in TN1

Across TN1, from Royal Tunbridge Wells, Broadwater Down and High Brooms outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in TN1, surfaces are cleaned back properly before new sealant goes in.

Schools such as St Barnabas CofE VA Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What sealant work can’t fix

Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:

  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Signs you need bathroom resealing

Silicone does not last for ever. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

Common reasons people contact us are:

  • Leaks into the floor or ceiling below
  • Splits where the tray meets the wall
  • Sealant that has split, shrunk or peeled away
  • Failed sealant on the screen profile

Different surfaces, different methods

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so a neat, continuous bead matters.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up
  • Dry the bead with a towel now and then
  • Open a window or run the fan so the room dries

Wipe up standing water along the worktop joint and keep hot pans off the bead. The drier the joint stays, the longer it lasts.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

TN1: your questions answered

Can I add another job to the visit?

Yes. Just list everything you need.

Do I have to be there?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Do you take out the old sealant first?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

How long does it take to reseal a bath or shower?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can you work on commercial sites?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.
