Bathroom Resealing in High Brooms
Professional bathroom resealing in and around High Brooms, with every bit of old sealant taken out first and a 12-month guarantee.
- Two layers of silicone, both failing
- Failed sealant on the screen profile
- Black mould in the silicone that won’t clean off
Signs you need bathroom resealing in High Brooms
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
If you can see any of these, it’s time to have the joints looked at:
- New sealant laid over old sealant that is now lifting
- Gaps between the worktop and the wall
- Smears of silicone across the tiles
- Damp behind the bath or under the tray
Homes close to St Matthew's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Before you book anyone

- Are they insured?

- Whether they seal over old material or remove it
Bathroom resealing in High Brooms, done properly
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across High Brooms. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We work on sinks & splashbacks, baths and wet rooms, and the jobs we see most are mouldy sealant that has gone black and two layers of silicone, both failing.
Smaller places like High Brooms still have plenty of bathrooms that work hard every day. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.
Your job is guaranteed for a year, as with all our work.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Let new sealant cure fully before it gets wet
- Stick to a soft cloth and a mild cleaner
- Keep the fan on for a while after bathing
- Wipe the sealant dry after showering
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

High Brooms questions
Will you come out to High Brooms?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you take on hotel work around High Brooms?
Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
I rent my home. Can I book you?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Will you leave a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.
Where do you work from?
Mr Mastic is based in Crawley. We cover High Brooms and the rest of Kent, along with the rest of our area.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Housing providers, facilities teams and property managers book us too in High Brooms and across Kent. We can quote a run of properties together, and we are fully insured.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a couple of hours for a single bath or shower and we leave things clean and tidy. For a job in High Brooms, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Preparing for the visit
- Keep children and pets away from the work area
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on

Why it’s worth doing now in High Brooms
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. In an older home around High Brooms, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
