New build mastic for High Brooms homes and businesses

Leave it or put it right?

A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Resealing promptly protects the new finishes around it. In an older home around High Brooms, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Doing several joints on one visit generally makes better use of the time than several visits. We’ll give you a clear price for the lot.

New build mastic for homes and businesses in High Brooms

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. We work on skirting & floors, bathrooms & en suites and kitchens, and the jobs we see most are frame joints opening as the plaster dries and messy sealant that spoils new finishes.

In and around High Brooms, floors range from older timber boards to tiles and newer finishes, from timber that moves with the seasons to tiles laid on concrete. Skirting and threshold joints need a sealant that suits the floor.

A 12-month guarantee comes as standard.

Do you remove the old sealant?

How much does new build mastic cost in High Brooms?

Size, access and the old material all affect the cost. Ask us for a quote.

How long does new build mastic take?

Most jobs take anything from a few hours to several days, depending on the number of plots, including preparation and clearing up. We’ll confirm how long when we quote.

Is it worth resealing while the house is still settling?

Any seal that is leaking should be redone straight away. Cosmetic gaps can wait until the first year or two of movement has passed.

What colour sealant will you use?

It depends on the joint: white or clear for most sanitary joints, colours for worktops, floors and frames. We’ll agree it with you first.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Clean sealant with mild detergent, not abrasives
  • Keep photos and emails about snagging items
  • Keep water off fresh sealant until it has cured
  • Avoid running a DIY bead over the old one

Leave the sealant for the cure time we give you before showering or bathing. Most silicones need around a day to cure enough for use.

If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, do the work and clear up. Most jobs take a few hours in a single home. Parking around High Brooms is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises
