Trusted floor joint sealing in High Brooms

Floor joint sealing for homes and businesses in High Brooms

Every floor moves a little, so its edges need a joint that can flex. We seal skirting gaps, tiled floor movement joints and concrete floor joints. We work on commercial floors, thresholds and wet room & bathroom floors, and the jobs we see most are chipped and open joints in warehouse floors and grout used at the floor edge instead of sealant.

Where new homes go up in smaller places like High Brooms, it’s often a small development or a single plot. The sealant around baths, showers, frames and skirtings needs to be right from the start.

We stand behind the work with a one-year guarantee, so you’re not left on your own once the job is done.

Questions from High Brooms

I let a flat near High Brooms station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Is High Brooms in your area for floor joint sealing?

Yes. Our work covers London and the South East, and High Brooms is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

Can you add a movement joint to a tiled floor?

Often, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.

Do you use a paintable sealant?

It depends on the sealant, so let us know first. Joints that will be painted get a paintable product.

Why not just use caulk?

Caulk works on still, dry joints, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.

How soon can the floor be mopped?

We will tell you before we leave. That depends on the product, and light foot traffic is generally fine before wet cleaning or wheels.

How long does floor joint sealing take?

That depends on the amount of work, but most jobs take a few hours, depending on the length of joint. We’ll give you a better idea when we quote.

Do the sealants smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

What affects the quote in High Brooms

The price is agreed before any work begins. It takes into account:

  • Access and height
  • Working hours on commercial sites
  • How many rooms, windows or areas are involved
  • Which sealant suits the joint

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What we need to know

When you call or email, these details help:

  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • What the problem is, such as mould, gaps, leaks or cracking
  • A few pictures by email, if you can

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you are ready, call 0345 464 0079 or email us.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours, depending on the length of joint. Parking around High Brooms is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. Whatever is in the joint now, whether caulk, grout or sealant, comes out.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • On commercial sites, let us know about site rules
  • Clear the area around the work

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. That is why the skirting and threshold joints need a flexible seal.

What happens if it’s left?

Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant stretches instead and keeps the joint sealed. Around High Brooms, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

What we are called out for in High Brooms

Floors and walls move a little with the seasons. Heating dries timber and opens gaps along the skirting and they change again in summer.

People usually contact us after spotting one of these:

  • Floor edges that trap water and grime
  • Worn sealant at door thresholds
  • Cracked caulk along skirting in bathrooms and kitchens
  • Open gaps along the bottom of skirting boards

For buildings such as St Matthew's Church, joints in its floors, skirtings and thresholds need resealing as they wear.

When something else is needed

Honest advice matters more to us than a booking, so here’s what sealant can’t fix:

  • Failed waterproofing under a wet room floor
  • Damaged concrete that needs breaking out and repairing
  • Bouncy or failing floorboards

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.
