Bathroom resealing in TN4: how it works
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on baths, basins & vanity units and kitchen worktops & upstands, and common reasons people get in touch are a reseal done over the top of the old bead and water getting behind the bath panel.
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job.
- First the area is protected and every bit of old sealant removed.
- The joint is cleaned, degreased and treated for mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- Finally we tidy up and explain the cure time before we leave.

Bathrooms and kitchens across TN4
In TN4, bathroom resealing takes in flats, houses, rentals and businesses, from Royal Tunbridge Wells, Southborough and Broadwater Down to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building, wherever it is in TN4.
Southborough: Letting a property close to High Brooms station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Southborough CofE Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Keeping the joints in good condition
Good habits help new joints last longer. Our tips:
- Stick to a soft cloth and a mild cleaner
- Check the joints every few months for splits or lifting
- Give the silicone its full cure time
- Keep bottles off the sealant line
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just ring 0345 464 0079 or send us an email.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Landlords, agents and businesses in TN4
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What affects the quote in TN4
We don’t publish a price list. What we look at:
- Access and height
- The product the joint needs
- Whether there’s mould to deal with
- The size of the job
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll explain what it covers.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- The address or postcode of the job
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- A few pictures by email, if you can
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few pictures by email make the job easier to understand.
Surface by surface
Baths
A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point and isn’t stretched when it’s used.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, and our work is on the visible joints only.
