What fire rated sealant looks like in Marden Beech
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.
If you look after a church, hall or community building such as St Michael and All Angels Church, older buildings that have had new heating or wiring often have service gaps worth checking. Managing a site like Marden Primary School? Then fire-stopping around service openings should be restored whenever new services go in.

Fire rated sealant for homes and businesses in Marden Beech
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap, with a record of the products and locations if you need one. We work on door frames, flats & HMOs and linear gaps, and people most often call us about unsealed gaps where pipes and cables go through a wall and gaps filled with a product that isn’t fire-rated.

Different surfaces, different methods
Plasterboard walls
Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail and we will flag it.
Flats and HMOs
Working in occupied flats needs some planning. Access to flats and common areas is agreed in advance so residents know what to expect.
Work for landlords, hotels and businesses
We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.
Do you need fire rated sealant in Marden Beech?
Door frames are a common weak spot. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.
The problems people generally mention when they call are:
- Linear gaps at the head of walls
- Gaps left after a refit or conversion
- Gaps flagged on a fire risk assessment
- Fire stopping disturbed by later work
For landlords with property near Marden station, any gap left by new services in shared walls should be closed with a fire-rated product.
Before booking anyone
- Is the old sealant removed completely?
- What insurance they hold
- How much experience the applicator has
- Which sealant they’ll use, and why
When it is not the sealant
We won’t take on work that won’t last, so these are the limits:
- Issuing a fire rating or certificate for a building
- Deciding what fire stopping a building needs
- Openings too large for sealant, which need batts, boards or another system
If you’re not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.
What we seal
- Door frames
- Flats & HMOs
- Service penetrations
- Pipe & cable gaps
- Plasterboard & masonry
- Linear gaps
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
The process
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes a few hours for a handful of gaps, and longer for a whole building from start to finish. In a small place like Marden Beech, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Any non-fire-rated filler is removed and the faces cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your files.
How to prepare
- Tell us if parking is tricky
- Keep pets and children clear of the area while we work
- Mention any tricky access
