Fire rated sealant for homes and businesses in Hartlip
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. If you have gaps around pipes and cables through fire-resisting walls and fire stopping disturbed by later work, we can help, on linear gaps, flats & HMOs and service penetrations alike.
Somewhere as small as Hartlip, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.
The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

What happens on the day
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes from a few hours to a few days, depending on the number of gaps and the access in most cases. For a village or hamlet like Hartlip, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your records.
Before we arrive
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints

Hartlip: your questions answered
Do you work for landlords with property near Newington station?
Yes, we work for letting agents and landlords. Just phone 0345 464 0079 or email us and tell us about the property, and we will give you a clear price.
Do you cover smaller places like Hartlip?
Yes. Hartlip is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is there any odour?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Where do you work from?
We work from Crawley. We cover Hartlip and the rest of Kent.
Can you work in occupied buildings?
Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we’ll plan the work to suit.
How do I get a quote for fire rated sealant in Hartlip?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.
When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Doors that are not fire doors in the first place
- Deciding what fire stopping a building needs
- Certifying a building or signing off its fire safety
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we will tell you honestly before booking.
Surfaces we seal
- Door frames
- Linear gaps
- Flats & HMOs
- Plasterboard & masonry
- Service penetrations
- Pipe & cable gaps
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
What affects the cost of fire rated sealant
The quote reflects the job in front of us. We take into account:
- Which sealant suits the joint
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or send us an email and we’ll talk you through it.
Helping us quote
To make quoting easier, please include:
- How many joints, rooms or windows are involved
- How we’d reach the joints
- The problem you’ve noticed
- Where the job is, and your postcode
Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job.
What we’re called out for in Hartlip
Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried.
Common reasons people contact us include:
- Holes left by a change of layout
- Ordinary sealant used where a fire-rated product was needed
- Open joints along the top of partitions
- Unsealed gaps around fire door frames
If you look after a church, hall or community building such as Church of St Michael, service openings in its walls need the right fire-rated sealant, as in any building.
Questions to ask before booking
- Whether they’re fully insured
- Is the old sealant removed completely?
- What product goes in the joint
- The length of the guarantee
Why act early in Hartlip
Fire-rated sealants are less forgiving than ordinary ones. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. In a small place like Hartlip, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
What you pay reflects the work, not a rough estimate. That’s why we ask about the job first and give you a clear price before work begins.
Why Hartlip clients choose us

Service penetrations
A copper pipe, a cable and a plastic pipe can all need different fire-stopping details. We follow the manufacturer’s tested detail for each, and tell you if sealant alone isn’t the right fix.
Flats and HMOs
In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance so residents know what to expect.
