Fire rated sealant in Sutton Valence

Fire rated sealant in Sutton Valence, done properly

In flats, HMOs, offices and schools, fire stopping is often disturbed by later work. One new cable or pipe can leave a gap that nobody goes back to seal. We seal them with a product tested for that kind of gap. Common call-outs are for open joints along the top of partitions and door frames with gaps between frame and wall, across door frames, service penetrations and plasterboard & masonry.

For a small place like Sutton Valence, the journey and timings are agreed in advance, so it can be fitted around guests, clients or events where possible.

Every job is covered by a one-year guarantee, wherever you are in Kent.

The process

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job. Somewhere like Sutton Valence needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed and the gap cleaned.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

How to prepare

  • Clear items away from the joints we’re working on
  • Tell us about any previous sealing or DIY attempts

How we quote for fire rated sealant

Every job gets its own quote. This is what makes a difference:

  • Which sealant suits the joint
  • When we can work, for business premises
  • The size of the job
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • The rough size of the job

Every job is quoted individually, so start by telling us what you need. Just ring 0345 464 0079 or send us an email with the details.

What we cannot put right

To be straight with you, there are a few things sealant won’t fix:

  • Problems with the door itself rather than the gap around the frame
  • Walls or floors that weren’t built to resist fire
  • Big openings where sealant alone is not the tested solution

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

Fire rated sealant in Sutton Valence: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

Community buildings like Church of St Mary are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking. Managing a site like Sutton Valence Primary School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

Your questions about fire rated sealant in Sutton Valence

I let a flat near Staplehurst station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

What sealant do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We’ll tell you what we’re using and why.

Can you give us a record of the work?

Yes. Locations and products are written up when we finish. If you need photos or a set layout, ask when you get a quote.

Is intumescent sealant the same as fire-rated sealant?

An intumescent sealant expands when it gets hot. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.

Can I choose the sealant colour?

In most cases you can choose. We’ll explain which colours are available.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Where is Mr Mastic based?

We are based in Crawley, and we cover South East England, London and all of Scotland.

How to look after the new joints

So the new joints stay in good condition:

  • Check whether a sealant can be painted before decorating over it
  • Never patch a fire seal with standard sealant
  • Keep pictures of seals that will be hidden
  • File the fire-stopping record where your assessor can find it

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole and the job gets bigger.

What we’re called out for in Sutton Valence

Over time, buildings change layout and use. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

Any of these means the joints need attention:

  • Door frames with gaps between frame and wall
  • Gaps filled with a product that isn’t fire-rated
  • Holes left by a change of layout
  • Unsealed gaps where pipes and cables go through a wall

If you let a flat or house near Staplehurst station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Questions to ask before booking

  • Who turns up on the day
  • What insurance they hold
  • The length of the guarantee
  • How the joint is cleaned and prepared

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We seal the gaps your assessor has identified room by room.

Service penetrations

Wherever a service goes through a fire-resisting wall or floor, there’s a gap around it. The sealant is chosen for what passes through and how wide the gap is.
