Fire rated sealant for homes and businesses in East Peckham
Fire stopping only performs as intended if it’s done to the detail: correct depth, correct backing and a product suited to the surfaces. That’s the part we focus on. If you are dealing with standard silicone or caulk in a fire-stopping gap and holes left by a change of layout, we can put it right.
For holiday lets, converted business premises or a community building near East Peckham, the washrooms, kitchens and any fire-rated joints need the same care as a big site.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

What fire rated sealant looks like in East Peckham
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
If you look after a building such as East Peckham Primary School, fire-stopping around service openings should be restored whenever new services go in. Rented homes near Beltring station change hands often, and fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

How to look after the new joints
Looking after new joints is easy:
- Never patch a fire seal with standard sealant
- Store the list of sealed gaps with your building paperwork
- Plan fire stopping into any work that goes through walls or floors
- Take pictures of fire stopping before ceilings or boxing go back
Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.
A flagged gap shouldn’t wait for the next assessment. Get it sealed and recorded so the item can be closed.
Do you need fire rated sealant in East Peckham?
Sealant applied too thin, without the backing its detail needs, or onto dust will not perform as it was tested. We see plenty of fire stopping that was hurried, especially where it was squeezed in at the end of a project.
The problems people generally mention when they call include:
- New service routes left unsealed after building work
- Sealant items on a fire risk assessment action list
- Unsealed gaps around fire door frames
- Ordinary sealant used where a fire-rated product was needed
Community buildings like Church of the Holy Trinity are part of the picture too: gaps around pipes and cables are worth checking after any building work there.
Questions to ask before booking
- What happens if the job turns out different
- The length of the guarantee
- What preparation is included
- Who does the work, and how experienced they are
What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of gaps, and longer for a whole building, depending on the amount of work. In a small place like East Peckham, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Unsuitable material such as ordinary foam or silicone is cut out.
- We fit backing where needed and apply the fire-rated sealant to depth.
- Every location is recorded with the product used for your records.
Getting ready for the visit
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
- Tell us if parking is tricky

Advice
Surface by surface
Plasterboard walls
We check that the board around the gap is sound. Crumbling edges are cleaned back before the sealant goes in.
Masonry and concrete
Holes through concrete and block are rarely neat. We check the gap size around the service to make sure it suits the product.
What we cannot put right
Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:
- Big openings where sealant alone isn’t the tested solution
- Walls or floors that weren’t built to resist fire
- Fire risk assessments, which need a qualified assessor
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before you book.

DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
East Peckham: your questions answered
I let a flat near Beltring station. Can you help?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can phone 0345 464 0079 or email us with the details for a clear quote.
Do you cover smaller places like East Peckham?
Yes. East Peckham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you remove the old sealant?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
What fire rating will the seal have?
Ratings and certification sit with the product’s test evidence and whoever specified the work. We apply the specified product to the manufacturer’s details and giving you a record of where it went.
Do you seal gaps around fire door frames?
Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself.
Do you carry out fire risk assessments?
No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
Is the work guaranteed?
Yes. All our work carries a one-year guarantee.
