Why it’s worth doing now in Broom Street

An unsealed gap lets smoke and fire get round a wall that was built to hold them back. A proper seal lets the wall do its job again, and the sealing itself is often a contained piece of work. In a small place like Broom Street, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What you get with us

  • Old sealant always removed completely
  • Sanitary silicone with an anti-fungal additive in wet areas
  • More than 20 years in sealant work
  • Domestic, commercial and hotel work

Common questions in Broom Street

Is Broom Street within the area you cover?

Yes, Broom Street is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Faversham station. Can you help?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. The door and its fittings are a separate job for a door specialist.

How long does the job take?

That depends on how much there is to do, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We will tell you when we quote.

Can ordinary silicone be used in a fire-stopping gap?

No. Ordinary silicone, caulk or foam isn’t tested as fire stopping. If it’s been used, we remove it and use the right product.

Will we have a record of what was sealed?

Yes. We note each location and the product that went in, so you have it on file.

What sealant do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

What affects the cost of fire rated sealant

Jobs vary more than people expect. What affects the quote:

  • When we can work, for business premises
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • The type of property
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed

To get a quote, call 0345 464 0079 or drop us an email and tell us where the job is and what the problem looks like. You will have a clear quote before any work starts.

What we can’t put right

A few problems are outside what sealant work can do:

  • Walls or floors that weren’t built to resist fire
  • Assessing a building’s fire safety
  • Large holes that need a different fire-stopping system

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Fire rated sealant around Broom Street

If you run a hotel, guest house or holiday let in a coastal place like Broom Street, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

Community buildings like Church of All Saints are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building. For site and facilities teams at buildings such as Graveney Primary School, service openings in fire-resisting walls need checking after any refurbishment. If you let a flat or house near Faversham station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Different surfaces, different methods

Door frames

Behind most architraves is a gap between frame and wall. We seal any open gap to the product’s tested details so the architrave can be refitted.

Plasterboard walls

Service holes in plasterboard are often rough and oversized. Gaps that are too big for sealant alone need a different detail and we’ll flag it.

What happens on the day

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on how many gaps there are. For a village or hamlet like Broom Street, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Locations and products are noted so you have them on file.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
