Fire rated sealant in Wickhambreaux

Fire rated sealant in Wickhambreaux: local notes

There are hotels and other places to stay in and around Wickhambreaux. Hotel work can be planned room by room, with out-of-hours working where needed. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you look after a church, hall or community building such as Church of St Andrew, older buildings that have had new heating or wiring often have service gaps worth checking. For landlords with property near Bekesbourne station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Fire rated sealant in Wickhambreaux, done properly

Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. We work on pipe & cable gaps, door frames and linear gaps, and the jobs we see most are gaps left after a refit or conversion and linear gaps at the head of walls.

Work in a small place like Wickhambreaux is planned ahead, journey included, so the job can fit around bookings, guests or opening times where possible.

Our work is backed for twelve months.

What sealant work cannot fix

New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:

  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame
  • Openings too large for sealant, which need batts, boards or another system

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

What we seal

  • Pipe & cable gaps
  • Door frames
  • Plasterboard & masonry
  • Flats & HMOs
  • Service penetrations
  • Linear gaps

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

What the job involves on each surface

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement from the manufacturer’s details.

Service penetrations

Different services need different details: metal pipes, cables and plastic pipes are not treated the same. We follow the manufacturer’s tested detail for each.

FAQs for Wickhambreaux

Will you come out to Wickhambreaux?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Do you work in hotels near Wickhambreaux?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Where do you work from?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can you fill the gap behind a fire door frame?

Yes. Gaps behind architraves are a common job for us. The door and its fittings are a separate job for a door specialist.

Is standard sealant good enough for a fire gap?

No. Where a fire-rated seal is needed, it has to be a product tested for that use.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

What fire rating will the seal have?

We don’t certify fire stopping or quote ratings. Our part is installing the specified product to its tested details and giving you a record of where it went.

When to call us in Wickhambreaux

In some buildings the gap was filled with the wrong thing in the first place: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.

The most common problems we see are:

  • Holes left by a change of layout
  • Damaged fire sealant left by other trades
  • Joints picked up in a fire-stopping survey
  • Cracked or shrunken fire-rated sealant

Schools such as Wickhambreaux Church of England Primary School are buildings too, and fire-stopping around service openings should be restored whenever new services go in.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • How hidden problems are handled
  • Whether they seal over old material or remove it
  • Which colour the sealant will be

Choosing a sealant specialist

Looking after it afterwards

Aftercare is simple:

  • Take photos of fire stopping before ceilings or boxing go back
  • Never patch a fire seal with standard sealant
  • Get damaged fire seals looked at promptly
  • Tell trades working in the building that fire seals must be put back

Any fire seal that is cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

An open gap isn’t only a fire issue: noise, draughts and even pests can come through too. Dealing with them early helps with all of these.

What happens on the day

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. Expect the work to take from a few hours to a few days, depending on the number of gaps and the access, and we explain the cure time before we leave. For a village or hamlet like Wickhambreaux, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. Finally, we list where we worked and what we used, for your records.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we’re working on

How to get a quote

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll talk you through the work.

Advice

Why it’s worth doing now in Wickhambreaux

Fire-rated sealants need more care than everyday sealant. How it’s installed changes how it performs, so we follow the maker’s details on every gap. In a small place like Wickhambreaux, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
