Fire rated sealant in Brookland, done properly
Until it’s heated, intumescent sealant behaves like an ordinary sealant; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. If you are dealing with new service routes left unsealed after building work and gaps flagged on a fire risk assessment, we can put it right.
In a village or hamlet like Brookland, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.
Every job comes with our one-year guarantee.

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Construction that doesn’t provide fire resistance on its own
- Issuing a fire rating or certificate for a building
- Doors that aren’t fire doors in the first place
Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.
Joints and surfaces we work on
- Linear gaps
- Door frames
- Service penetrations
- Pipe & cable gaps
- Flats & HMOs
- Plasterboard & masonry
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Common problems we fix in Brookland
Sometimes the wrong product was used from the start: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It looks sealed, but it isn’t fire-rated.
Keep an eye out for any of the following:
- Cracked or shrunken fire-rated sealant
- Fire stopping disturbed by later work
- Gaps flagged on a fire risk assessment
- Unsealed gaps around fire door frames
Letting a property close to Appledore (Kent) station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.
Questions to ask before you book
- Whether you can choose the colour
- Whether VAT is included
- What preparation is included
- How long to leave it before use
Leave it or put it right?
Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with. Around Brookland, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

How we quote for fire rated sealant
We quote each job individually. This is what makes a difference:
- The type of sealant required
- Whether the work is at height
- Whether there’s mould to deal with
- How much old sealant there is and how hard it is to remove
Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, phone 0345 464 0079 or send us an email for an honest opinion and a quote.
What we need to know
When you contact us, it’s useful to know:
- The rough size of the job
- If it’s domestic, commercial or a hotel
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
Need a quote? Please phone 0345 464 0079 or send us an email with a few details. You will know what we plan to do, and what it will cost, before any work begins.
Brookland: your questions answered
Can you do fire rated sealant in Brookland?
Yes, Brookland is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and tell us what needs doing.
Can you help a landlord with a rental near Appledore (Kent) station?
Yes, we work for landlords and agents. Just call 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.
Do the sealants smell?
Some sealants have a smell while they cure, but it fades. Ventilation helps.
Will you assess my building’s fire safety?
No. We follow the requirements from your assessor, designer or building control and install to the manufacturer’s details.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
Where do you work from?
We are based in Crawley, and we work across South East England, London and Scotland.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Fire rated sealant in Brookland: local notes
In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.
If you look after a building such as Brookland Church of England Primary School, fire-stopping around service openings should be restored whenever new services go in. Community buildings like St Augustine's Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before work begins. The work generally takes anything from a few hours to several days, depending on how many gaps there are. Somewhere as small as Brookland, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Access to each area is agreed so the work can run in order.
- Old, damaged or unsuitable sealant is removed.
- Gaps are cleaned of dust and loose material.
- We apply and tool the sealant to the product’s tested detail.
- We record what was done and flag anything that needs a different system.
Getting ready for the visit
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive
