External mastic for Brookland homes and businesses

What happens on the day

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours to a few days, depending on the length of joint and the access. In a small place like Brookland, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

Advice

External mastic in Brookland

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. We work on brickwork movement joints, copings & trims and render & cladding joints, and the jobs we see most are failed seals between different materials and rain getting behind render or cladding at a joint.

Somewhere as small as Brookland, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

All of our work is guaranteed for twelve months, in Brookland and everywhere else we cover.

External mastic in Brookland: local notes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near St Augustine's Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For site and facilities teams at buildings such as Brookland Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Signs you need external mastic in Brookland

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

If you can see any of these, it’s time to have the joints looked at:

  • Plants rooting in failed movement joints
  • Failed seals between different materials
  • Movement joints filled with mortar instead of sealant
  • Joints where the bead has come unstuck

For landlords with property near Appledore (Kent) station, outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • Is the old sealant removed completely?
  • Is VAT in the price?
  • When the joint can take water or movement
  • What insurance they hold

Your questions about external mastic in Brookland

Do you cover Brookland for external mastic?

Yes. Our work covers London and the South East, and Brookland is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Do you work for landlords with property near Appledore (Kent) station?

Yes, we work for landlords and letting agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear price.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Should I try DIY first?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you guarantee your work?

Yes. All our work carries a one-year guarantee.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How often do external joints need resealing?

It depends on the exposure, the movement and the product. Sealant is a maintenance item, so check the joints once a year.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracks in the bricks or render themselves, away from the joints
  • Render that’s blown, hollow or coming away
  • Movement that is more than a sealant joint can take

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before booking.

Surfaces we seal

  • Render & cladding joints
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Joints between brick and frames

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • The product the joint needs
  • Any working-time requirements on site

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

To help us quote quickly, let us know:

  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Why act early in Brookland

Sealing over the top of old mastic does not hold for long. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Around Brookland, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Different surfaces, different methods

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. The sealant is chosen with that in mind.

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.
