Leave it or put it right?

Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with. Around Paddock, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

How we handle fire rated sealant in Paddock

A gap around a door frame, a linear joint at the head of a wall and a hole round a pipe are each sealed differently. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. If you have ordinary sealant used where a fire-rated product was needed and seals cut through by electricians, plumbers or data installers, we can put it right.

In a village or hamlet like Paddock, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or send us an email.

What we can’t put right

It helps to know what we cannot do:

  • Walls or floors that weren’t built to resist fire
  • Issuing a fire rating or certificate for a building
  • Fire risk assessments, which need a qualified assessor

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly before you book.

What affects the cost of fire rated sealant

Call for a quick quote. The main things that affect it are:

  • The amount of work
  • When we can work, for business premises
  • Access and height
  • Which sealant suits the joint

What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs
  • The type of property
  • Whether it has been sealed before

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Your questions about fire rated sealant in Paddock

Do you cover Paddock for fire rated sealant?

Yes. We work across London and the South East, and Paddock is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear quote.

I let a flat near Charing station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.

Do you do fire sealant around door frames?

Yes, where the gap suits a sealant detail. We seal the frame-to-wall gap, not the door itself.

How long will you be here?

As a guide, most jobs take a few hours for a handful of gaps, and longer for a whole building. Larger jobs naturally take longer.

Do you work in flats, HMOs and commercial buildings?

Yes. Occupied flats, HMOs, offices and schools are all fine and we plan access around the people using them. Early starts or out-of-hours work can be arranged where it’s needed.

Where do you work from?

Mr Mastic is based in Crawley. Our applicators cover Paddock.

Commercial buildings in Paddock

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you’re given, installing the product to its tested details.

Managing a site like Challock Primary School? Then service openings in fire-resisting walls need checking after any refurbishment. Community buildings like Church of St Cosmas and St Damian are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Store the list of sealed gaps with your building paperwork
  • Don’t paint over fire sealant until it has cured
  • Take pictures of fire stopping before ceilings or boxing go back

Don’t drill through or remove a fire seal without putting it back properly. If you need new services through a sealed wall, plan the fire stopping as part of the job.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

How it works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Paddock, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Access to each area is agreed so the work can run in order.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Tell us about any water getting in
  • Plan for the work area to be out of bounds to pets and children
  • On commercial sites, let us know about site rules

Advice

How the job changes by surface

Flats and HMOs

In occupied buildings, we plan the order of work with you. Access to flats and common areas is agreed in advance so residents know what to expect.

Door frames

Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist, and we will say if we spot a problem with them.

What we’re called out for in Paddock

Over time, buildings change layout and use. Conversions to flats and HMOs, and office refits, create new walls and new routes for services, with gaps to match.

It’s worth asking for a quote if you see:

  • Cracked or shrunken fire-rated sealant
  • Unsealed gaps where pipes and cables go through a wall
  • New service routes left unsealed after building work
  • Standard silicone or caulk in a fire-stopping gap

Letting a property close to Charing station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.
