Paddock Remedial Sealant
Remedial sealant across Paddock and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Thick, messy sealant smeared over tiles
- Decorators’ caulk around a bath or shower
- A second bead peeling off the first
Remedial sealant in Paddock, done properly
Decorators’ caulk in a shower, bathroom silicone on a window, a rigid filler in a movement joint fails however neatly it’s applied. Out it comes, and in goes a sealant suited to the job. If you have caulk or the wrong sealant used in a wet area and mould trapped under a layer of silicone, we can help, on botched or over-sealed joints, failed movement joints and leaking tray & enclosure joints alike.
Being in a small place like Paddock makes no difference to the job itself: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses
If you manage several properties in or around Paddock, several properties can go on one quote. Send us the addresses and the work at each.
Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.
Why act early in Paddock
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. Older cottages and farmhouses around Paddock can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
What you pay reflects the work, not guesswork. That is why we ask a few questions first.

What we are called out for in Paddock
A lot of failed joints have been sealed over rather than replaced. Silicone doesn’t bond to silicone, so the top layer lifts and water and mould collect between the two.
The most common problems we see are:
- Leaks that keep coming back after resealing
- Kitchen joints letting water behind the worktop
- Sealant that came away because the surface wasn’t prepared
- Over-sealed joints coming away
For site and facilities teams at buildings such as Challock Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.
Questions to ask before you book

What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- A tray or bath that’s cracked
- A leaking trap, valve or supply pipe
- Movement from fittings that aren’t supported
Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Common questions in Paddock
Can you do remedial sealant in Paddock?
Yes, Paddock is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or drop us an email and let us know what needs doing, and we will send you a clear quote.
Can you help a landlord with a rental near Charing station?
Yes, we work for landlords and agents. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
When is the sealant fully cured?
Different products cure at different speeds, so please follow the time we give you when we finish.
What should I tell you?
Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.
Do you have insurance?
Yes, we’re fully insured.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Someone resealed my shower and it’s leaking again. Can you help?
Yes. Repeat leaks normally come from over-sealing, movement or water getting in elsewhere, and we deal with the cause first.
Someone sealed over the old bead. Can you fix it?
Yes. We remove every layer; over-sealing fails because silicone won’t bond to silicone.

How we quote for remedial sealant
Some jobs are bigger than they look, and some smaller. The main factors:
- How much old sealant there is and how hard it is to remove
- Access and height
- Any working-time requirements on site
- Any mould that needs treating
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
What to tell us for a quote
To make quoting easier, let us know:
- Whether it’s a home or a business
- Any previous sealing or DIY work
- A few pictures by email, if you can
- What’s wrong with the joints now
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. When it suits you, call 0345 464 0079 or send us an email.
What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours for most joints, depending on how much old sealant has to come out. Somewhere as small as Paddock, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We start by checking the joint for movement, leaks and the reason it failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Moving joints get backing and a flexible sealant to suit.
- Finally we finish the joint and talk you through what we found.
Getting ready for the visit
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work
Ask for a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and send you a clear quote.
Related advice
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Use a soft cloth, not a scourer, on silicone
- Have loose fittings fixed before resealing
- Check ceilings under showers for marks
- Do not point over movement joints
Watch the joint over the first few weeks, particularly where the original failure was caused by movement. If anything changes, just ring 0345 464 0079 or email us.
Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.
Paddock homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
For an older house near a landmark such as Church of St Cosmas and St Damian, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you let a flat or house near Charing station, botched sealant from a previous quick fix is easier to strip out between tenants.
