Your questions about regrouting in Paddock
Is Paddock within the area you cover?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Charing station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.
How long does regrouting take?
Most jobs take a few hours, or longer for a fully tiled room, including the preparation. Your quote will say how long we expect yours to take.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
What if some of my tiles are loose?
Tiles that have come away need sorting first. We’ll show you which ones at the start.
How do I get a quote for regrouting in Paddock?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Will the sealant be renewed as well as the grout?
Normally, yes. The corners and edges should be silicone, and it makes sense to renew both together.
Where are you based?
Mr Mastic is based in Crawley. Our applicators cover Paddock.
Regrouting for homes and businesses in Paddock
When grout stays dark however much you clean it, the discolouration has generally soaked into the grout. New grout is the fix that lasts, and it’s a chance to change the colour too. If you are dealing with old grout in a dated colour and greasy, stained grout behind the hob, we can put it right, on bathroom floors, kitchen splashbacks and bathroom wall tiles alike.
For a small place like Paddock, regrouting is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.
Each job carries a 12-month guarantee.

When something else is needed
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Loose tiles, which need refixing first
- Leaks from pipes, valves or wastes (a plumber’s job)
- Movement in a stud wall or floor
If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.
What we seal
- Wet rooms
- Kitchen splashbacks
- Tiled floors
- Bathroom floors
- Bathroom wall tiles
- Shower walls
Why it’s worth doing now in Paddock
New grout smeared over the old does not bond well. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. In a small place like Paddock, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Surface by surface
Bathroom wall tiles
Grout by the basin and bath tends to mark first. We can do part of a wall or all of it.
Corners and edges
The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
If you manage several properties in or around Paddock, several properties can go on one quote. Send us the addresses and the work at each.
What happens on the day
When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work begins. Most jobs take a few hours, or longer for a fully tiled room. Somewhere like Paddock needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- We vacuum the joints so the new grout bonds.
- New grout is pressed into the joints and the tiles are cleaned.
- Silicone goes into the corners and along the edges.
Getting ready for the visit
- Let us know about parking restrictions
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
How to get a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Advice
Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Regrouting in Paddock: local notes
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Charing station? Then stained grout drags a rental down, and regrouting between lets puts that right. Homes close to Church of St Cosmas and St Damian include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Challock Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Aftercare tips
After the cure time, these simple habits help:
- Rinse the tiles after showering
- Use gentle cleaners on grout
- Do not ignore a tile that feels loose
- Skip wire brushes and scourers
Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.
Tiles can come away if failed grout is left. Once that happens, regrouting will not fix it so early action pays.
