Floor joint sealing for Paddock homes and businesses

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

How we handle floor joint sealing in Paddock

Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. We work on thresholds, skirting boards and commercial floors, and common reasons people get in touch are open joints around bathroom floor edges and caulk that has cracked where the floor moves.

Older homes in small places like Paddock often have timber floors that move with the seasons, which is why skirting and threshold joints need a flexible sealant, not filler.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Use furniture pads near skirting
  • Vacuum floor joints regularly to stop grit building up
  • Act on grout cracks that run in a straight line
  • Keep heavy wheels off new concrete joints until cured

Have a look at the joints once the heating season is over. If anything has opened, it’s easy to reseal.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. Resealing early keeps it out.

What happens on the day

On the day, we start by going over the job with you. Surfaces next to the work are protected before any work starts. The work generally takes a few hours for most rooms, longer for large commercial floors. Somewhere as small as Paddock, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. We check the joints and explain the aftercare.

Floor joint sealing around Paddock

Floors around Kent run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

For site and facilities teams at buildings such as Challock Primary School, entrance and corridor floor joints take a lot of traffic. If you look after a church, hall or community building such as Church of St Cosmas and St Damian, floor and skirting joints in halls and kitchens wear like any others. Rented homes near Charing station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies.

What we cannot put right

Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:

  • Failed waterproofing under a wet room floor
  • A tiled floor that needs relaying
  • Structural movement or subsidence

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Skirting boards

Gaps between skirting and floor open as timber and floors move. We seal them with a flexible sealant rather than caulk in a colour to suit.

Commercial floors

Floor joint work in businesses can be planned around your hours. We can arrange out-of-hours work.
