How it works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Paddock, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts

External mastic in Paddock

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with brick movement joints where the sealant has split and sealant that has lost its bond to the brick or render, we can help, on copings & trims, façade panels and joints between brick and frames alike.

Outside joints can only be sealed when they’re dry, so work in Paddock is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

You get a 12-month guarantee, the same in Paddock as everywhere else we work.

What we can’t put right

To be straight with you, some problems need a different trade:

  • Cracked brickwork or render that needs a builder or plasterer
  • Adding movement joints to masonry that has none
  • Movement that’s more than a sealant joint can take

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Joints between brick and frames

Aftercare tips

After the cure time, these simple habits help:

  • Don’t let climbing plants root in the sealant
  • Check external joints each spring
  • Get split or bare joints resealed while the damage is small
  • Keep water from gutters off the wall

Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

For landlords and businesses

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

Paddock buildings and the weather

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Belmont House and Gardens (about 3.8 miles north) are a reminder that the area around Paddock has older buildings as well as new. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

Managing a site like Challock Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Letting a property close to Charing station? Then split movement joints are easy to miss on a rental until damp shows inside.

Do you need external mastic in Paddock?

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.

The most common problems we see are:

  • Movement joints with cracked, split or missing sealant
  • Failed sealant between panels on a façade
  • Hard, crazed mastic that has stopped moving
  • Moss and dirt in joints with no sealant left

Homes close to Church of St Cosmas and St Damian include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain.

Before booking anyone

  • How the joint is cleaned and prepared
  • What the cure time is
  • What the quote includes, VAT included or not
  • Whether they seal over old material or remove it

Paddock questions

Is Paddock in your area for external mastic?

Yes. Our work covers London and the South East, and Paddock is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear quote.

Will you come out to Paddock?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How do you reach high-level joints?

That depends on the building and the joints. We work on joints that can be reached safely. Give us some details and we’ll confirm the access.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months, wherever you are.

Is it OK to fill a movement joint with cement?

No. Cement or mortar cannot stretch, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.

Why deal with it now?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. Where a wall is exposed, as many are in small places like Paddock, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
