What sealant work can’t fix

In fairness, some problems need a different trade:

  • Subsidence or other structural problems
  • Cracks in the bricks or render themselves, away from the joints
  • Adding movement joints to masonry that has none

External mastic in Challock

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you have sealant pulling away from one side of the joint and weathered mastic that no longer stretches, we can put it right.

Older homes in small places like Challock may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we’ll put it right.

How we quote for external mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The type of sealant required
  • Whether old sealant or filler has to be cut out

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

Asking for a quote

What to tell us when you ask for a quote:

  • Access, such as stairs, a lift or height
  • Whether it’s a home or a business
  • What the problem is, such as mould, gaps, leaks or cracking
  • Photos by email, if that’s easy

For a quote, call 0345 464 0079 or send us an email with the location and a short description of the problem. We will give you a clear quote before any work starts.

External mastic in Challock: local notes

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Belmont House and Gardens (about 3.9 miles north) are a reminder that the area around Challock has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you look after a building such as Challock Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Wye station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to Church of St Cosmas and St Damian include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Different surfaces, different methods

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.

Copings and trims

Coping and trim joints face rain and sun head on. We reseal them with an exterior sealant suited to the material.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Deal with leaking gutters that soak the joints below
  • Keep movement joints as flexible joints, not mortar
  • Point out the joints to other trades
  • Wash walls gently around the sealant

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Gaps, plants or missing sealant in a joint are worth getting looked at. Early work is quicker and leaves a better finish.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Challock needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Questions from Challock

Do you cover Challock for external mastic?

Yes, Challock is within the area we cover. Our work covers London and the South East. Just call 0345 464 0079 or drop us an email with a few details of the job.

Can you help a landlord with a rental near Wye station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you when we finish.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Will there be a smell?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

Is it OK to seal over old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.
