External mastic in Pested, done properly

External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant rarely last long. We take the old material out and do it properly. If you have old sealant gone brittle and cracked and sealant pulling away from one side of the joint, we can help, whatever the surface.

Outside joints can only be sealed when they’re dry, so work in Pested is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

All our work comes with a one-year guarantee.

How it works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to several days, depending on the building. Somewhere as small as Pested, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Advice

Signs you need external mastic in Pested

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

The problems people generally mention when they call are:

  • Rain getting behind render or cladding at a joint
  • Old sealant gone brittle and cracked
  • Joints pointed up with cement by mistake
  • Panel joints letting water in

Managing a site like Challock Primary School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions to ask before booking

  • Is VAT in the price?
  • Whether you can choose the colour
  • What happens if the job turns out different
  • What insurance they hold

Landlord and commercial work in Pested

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

What affects the cost of external mastic

For a quick quote, just ask. What matters most is:

  • Access and height
  • How many areas need sealing
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Whether it’s a home or a business
  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work before giving you a price.

Surface by surface

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one.

Pested: your questions answered

Do you cover smaller places like Pested?

Yes. Pested is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Pested in your area for external mastic?

Yes, Pested is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing, and we’ll give you a clear quote.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.

How long does external mastic last?

It varies with how exposed the wall is and how much the joint moves. Signs to watch for are cracking, hardening and gaps at the edges, and reseal at that point.

Will the old sealant be removed?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Can tenants book the work?

Yes. Check with your landlord; we can send the quote to them too.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Pested buildings and the weather

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Belmont House and Gardens (about 3.4 miles north-west) nearby, there’s older building stock in the area around Pested as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

Rented homes near Wye station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. Homes close to Church of St Peter include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Structural movement, which needs a surveyor or engineer
  • Cracked brickwork or render that needs a builder or plasterer
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you are not sure, just call 0345 464 0079 or email us and we will give you a straight answer before you book.

What we seal

  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Concrete & block
  • Render & cladding joints

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
