- Second-fix sealing on new plots
- Sealant that never bonded to the surface
New build mastic in Pested
Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. We are often asked to deal with messy sealant that spoils new finishes and worktop and upstand sealant coming away, on bathrooms & en suites, kitchens and plot handovers.
Older homes in small places like Pested often have timber floors that move with the seasons, which is why skirting and threshold joints need a flexible sealant, not filler.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of plots, including the tidy-up. Somewhere like Pested needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First we work through your snagging list or plot schedule with you.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- Move anything stored near the joints
- Tell us about any previous sealing or DIY attempts

Pested questions
Do you work for landlords with property near Wye station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before we start.
Is Pested within the area you cover?
Yes, we do. We work across London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you take out the old sealant first?
Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.
Why does sealant fail so quickly in new builds?
New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Where do you work from?
We’re a Crawley-based firm. Our area covers South East England, London and Scotland.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What the job involves on each surface
Kitchens
Worktop, upstand and sink joints in new kitchens often get a hurried bead. We take it out and reseal neatly, colour-matched where it shows.
Plot handovers
Developers can send the plot schedule and specification for a quote. Sealant work across the plot is covered as agreed.
What happens if it’s left?
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. Around Pested, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint normally makes the job bigger, not smaller. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

Quotes for new build mastic in Pested
The price is agreed before any work begins. It’s based on:
- How much old sealant there is and how hard it is to remove
- The product the joint needs
- Mould in or behind the old joints
- The number of rooms or windows
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
Helping us quote
When you call or email, it’s useful to know:
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- Roughly how big the job is
Every job is quoted individually, so start by telling us what you need. Simply call 0345 464 0079 or drop us an email and describe the job.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what new sealant will not do:
- Your warranty claim itself, which is between you and the builder
- Broken tiles or a split tray
- A tray or bath that isn’t properly supported, until it’s fixed
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
