About our bathroom resealing in Paddock

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have leaks into the floor or ceiling below and cracked, shrunken or lifting silicone, we can help, whatever the surface.

Around Paddock, it’s houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Every job is covered by our 12-month guarantee, wherever you are in Kent.

What we can’t put right

We won’t take on work that won’t last, so these are the limits:

  • Cracks in the tray itself rather than the joint
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

Bathroom resealing around Paddock

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Rented homes near Charing station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Challock Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.

How we quote for bathroom resealing

The quote reflects the job in front of us. We look at:

  • The amount of work
  • How many areas need sealing
  • Any working-time requirements on site
  • The type of sealant required

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • The type of property
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • What’s wrong with the joints now

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

What we’re called out for in Paddock

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

The problems people normally mention when they call include:

  • Mouldy sealant that has gone black
  • Water getting behind the bath panel
  • Failed sealant on the screen profile
  • Sealant that has split, shrunk or peeled away

If you live in an older home near Church of St Cosmas and St Damian, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Before booking anyone

  • How much experience the applicator has
  • What the cure time is
  • What happens if they find a problem under the old sealant
  • How the joint is cleaned and prepared

Why act early in Paddock

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that is a far bigger job than a reseal. Where a wall is exposed, as many are in small places like Paddock, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Your questions about bathroom resealing in Paddock

Can you help a landlord with a rental near Charing station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear quote.

Is Paddock within the area you cover?

Yes. Paddock is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

When can I use the bath or shower again?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Aftercare tips

So the new joints stay in good condition:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Run the extractor fan during and after every shower
  • Keep scourers and sharp tools away from the bead
  • Let new sealant cure fully before it gets wet

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.

How it works

At the end, we look at the finished work together. The visit itself usually takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. Somewhere like Paddock needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Move anything stored near the joints
  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
