About our sand mastic in Paddock
Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We are often asked to deal with mastic that needs renewing before redecorating and weathered mastic on the most exposed windows, on sash and case windows, period & listed homes and timber door frames.
Outdoor sealant needs dry, clean surfaces, so work on frames around Paddock is planned for dry weather. Let us know about access to all the frames, upstairs ones included.

Why deal with it now?
Replacing sash windows is a big decision for a period home, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. In a small place like Paddock, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Landlord and commercial work in Paddock
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
When it is not the sealant
Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant will not put right:
- Sash cords, weights and draught-proofing of the sashes
- Crumbling stone or brickwork round the window
- Rotten sashes, sills or window boxes (a joiner’s job)
Not sure which it is? You can ring 0345 464 0079 or send us an email and we will tell you honestly before booking.

Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
How it works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. For a village or hamlet like Paddock, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- First, we look at the surrounds with you and agree what needs doing.
- We rake out the old mastic and clean the joint.
- We pack any deep gaps so the mastic sits at the right depth.
- The mastic is mixed, pressed into the joint by hand and shaped.
- The mastic is finished to sit tidily against the stone or brick.
Preparing for the visit
- Tell us about any water getting in
- Clear the area around the work
- Plan for the work area to be out of bounds to pets and children

We quote each job individually. These are the things that affect it:
- Working hours on commercial sites

- The type of sealant required
- How many rooms, windows or areas are involved
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Sand mastic in Paddock: local notes
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Belmont House and Gardens (about 3.8 miles north) are a reminder that the area around Paddock has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
In the older streets around Church of St Cosmas and St Damian, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Managing a site like Challock Primary School? Then its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Charing station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about.
