How the job changes by surface
Welfare facilities
Shower rooms in welfare blocks get heavy use and need sound joints. We reseal with anti-fungal sanitary silicone, accessible showers included.
Retail & leisure sites
Retail and leisure sites have washrooms, kitchens and changing areas with sealant to maintain. We can plan around opening hours.
How the visit works
You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours per room, so whole buildings are phased in most cases. In a small place like Paddock, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We agree a programme with you: which rooms, in what order, at what times.
- Tell us what paperwork your site needs, and we confirm what we can supply before any work starts.
- Old sealant is cut out room by room and joints cleaned and treated.
- We reseal with the right product for each joint.
- Each finished area is checked with you and given a cure time.
How to prepare
- Keep children and pets away from the work area
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Advice
Quotes for commercial sealant in Paddock
We quote each job individually. This is what makes a difference:
- How easy the joints are to reach
- Any mould that needs treating
- The number of rooms or windows
- Any working-time requirements on site
What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and give you a clear price before we start.
Helping us quote
There’s no need for technical detail. Just tell us:
- Any previous sealing or DIY work
- What’s wrong with the joints now
- Access, such as stairs, a lift or height
- If it’s domestic, commercial or a hotel
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear quote.
Common questions in Paddock
Will you come out to Paddock?
Yes, Paddock is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Can you help a landlord with a rental near Charing station?
Yes. We work for landlords and letting agents as well as householders. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Can you reseal every bathroom in a hotel?
Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.
Can new sealant go over the old?
No. The old sealant always comes out first, so the new sealant bonds properly.
How long does commercial sealant take?
Typically it takes a few hours per room, so whole buildings are phased. Bigger jobs take longer, and we’ll tell you how long to expect.
Do you guarantee commercial jobs?
Yes. We’re fully insured, ARBOMaster approved and give a 12-month guarantee on every job.
Will there be a smell?
That depends on the sealant. Some smell for a while, some hardly at all.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Don’t leave a failed joint until the next refurbishment
- Book larger programmes for quieter times of year
- Keep extractor fans working and serviced
- Keep strong chemicals and scourers off the joints
Make it easy for staff to flag a failing joint. A small gap caught quickly is a short fix.
Signs to look for: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.
What commercial sealant looks like in Paddock
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For site and facilities teams at buildings such as Challock Primary School, busy washrooms and kitchens can be resealed in phases so they stay open. For landlords with property near Charing station, sealant work can be quoted for a single flat or a whole portfolio. For buildings such as Church of St Cosmas and St Damian, halls and community kitchens see heavy use, and their sealant shows it.

Leave it or put it right?
Patching the worst rooms as complaints come in is hard to manage. A planned programme works through every room, with less disruption and one clear quote. Where a wall is exposed, as many are in small places like Paddock, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.
