External mastic in Whitfield
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you are dealing with moss and dirt in joints with no sealant left and hard, crazed mastic that has stopped moving, we can help, whatever the surface.
In and around Whitfield, older properties sit alongside newer ones, each with its own outside joints. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.
You’re covered for a year from the day we finish. If anything is not right with it, ring 0345 464 0079 or email us.

Different surfaces, different methods
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.

Questions from Whitfield
Is Whitfield within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you work for landlords with property near Kearsney station?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we will send you a clear quote.
Can a movement joint be filled with mortar?
No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Is there a guarantee?
Yes. There’s a 12-month guarantee on every job, large or small.
Can you seal joints between two different materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. We pick a colour that works with both materials.
How long before the joint can be used?
Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.
Can you reach joints on upper floors?
That depends on how high the joints are and the ground below. Ground-floor joints are simple; for higher work, tell us about the building and we’ll confirm what’s needed.
What affects the cost of external mastic
Every job gets its own quote. These are the things that affect it:
- How easy the joints are to reach
- How much there is to do
- How many areas need sealing
- Whether there’s mould to deal with
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
What to tell us for a quote
Before you ask for a quote, have a think about:
- The type of property
- The problem you’ve noticed
- Any previous sealing or DIY work
- How many joints, rooms or windows are involved
We quote each job on its own, so start by telling us what you need. Simply call 0345 464 0079 or send us an email and describe the job.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Walls and rooflines in Whitfield
Whitfield is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
For site and facilities teams at buildings such as Whitfield Aspen School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Kearsney station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

When something else is needed
New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:
- Render that is blown, hollow or coming away
- Adding movement joints to masonry that has none
- Rising or penetrating damp from elsewhere in the wall
If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer before you book.
What we seal
- Copings & trims

- Brickwork movement joints
How the visit works
The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job normally takes anything from a few hours to several days, depending on the building, and we tell you how long to leave it before we go. For a job in Whitfield, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We start by checking each joint, agreeing the ones to redo and how we will reach them.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Mention any sign-in or site rules at work premises
- Mention any tricky access

When to call us in Whitfield
Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.
It’s worth asking for a quote if you see:
- Rain getting behind render or cladding at a joint
- Plants rooting in failed movement joints
- Hard, crazed mastic that has stopped moving
- Sealant that has lost its bond to the brick or render
Homes close to Church of St Peter include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant.
