Bathroom resealing in Farthingloe

Bathroom resealing in Farthingloe

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Common call-outs are for black spots spreading through the bead and two layers of silicone, both failing, across basins & vanity units, kitchen worktops & upstands and wet rooms.

For a small place like Farthingloe, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we are there, the bathroom or kitchen gets the same care as anywhere else.

We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it. Where a wall is exposed, as many are in small places like Farthingloe, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Why us?

  • Neat joints and a tidy finish
  • Anti-fungal sanitary silicone in wet areas
  • Approved under the ARBOMaster scheme
  • Sealant colour chosen to suit

Farthingloe: your questions answered

Do you work for landlords with property near Dover Priory station?

Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. You can ring 0345 464 0079 or email us with the details for a clear quote.

Do you cover smaller places like Farthingloe?

Yes, Farthingloe is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for hotels and businesses?

Yes. Larger jobs can be planned room by room or area by area.

Is it OK to put new sealant on top of the old bead?

No, never. Sealing over the top looks fine for a few weeks, then lifts, because silicone doesn’t bond to silicone. We remove the old bead completely before resealing.

What information do you need?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Using it sooner can damage the bead.

How it works

You do not need to clear the whole room or building, just the space around the work. We protect the rest, and the job takes a couple of hours for a single bath or shower for a typical job. In a small place like Farthingloe, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Getting ready for the visit

  • Move anything stored near the joints
  • Tell us about access, such as stairs, a lift or high-level joints

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Keep the fan on for a while after bathing
  • Squeegee the walls and tray after use
  • Stick to a soft cloth and a mild cleaner
  • Let new sealant cure fully before it gets wet

Do not stand bottles along the bead, because they trap water against the silicone. Squeegeeing the walls and tray after use helps the joint dry.

Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

What we are called out for in Farthingloe

Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

The most common problems we see are:

  • Sealant that has split, shrunk or peeled away
  • New sealant laid over old sealant that is now lifting
  • Gaps between the worktop and the wall
  • Damp behind the bath or under the tray

Homes close to Aycliffe Church Centre include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Are they insured?
  • The length of the guarantee
  • Whether they seal over old material or remove it

Honest limits

We will always be straight with you, so here’s what sealant can’t fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported
  • Tiles that have come away from the wall

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

What we seal

  • Wet rooms
  • Baths
  • Basins & vanity units
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Sinks & splashbacks

How we quote for bathroom resealing

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • The number and length of the joints
  • Which sealant suits the joint
  • Whether there’s mould to deal with

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Where the property is
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • How many joints, rooms or windows are involved
