About our remedial sealant in Margate
Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. If you have over-sealed joints coming away and thick, messy sealant smeared over tiles, we can put it right.
Around Margate, it’s mostly busy family bathrooms and kitchens, which is hard on sealant and grout. The usual signs are mould in the bead, gaps by the sink and grout that’s cracked or stained.
A 12-month guarantee comes as standard.
Do you need remedial sealant in Margate?
One of the commonest remedial jobs is sealant on top of sealant. New silicone can’t stick to the old bead, so the new layer peels, and damp and mould settle between them.
Common reasons people contact us are:
- Products that weren’t meant for the joint
- Beads that never stuck properly
- Mould trapped under a layer of silicone
- Smears and lumps from a botched reseal
For an older house near a landmark such as Parish Church of St John the Baptist, older homes can move a little, which is hard on rigid grout and tired sealant.

Landlords, agents and businesses in Margate
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Why deal with it now?
A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. Black mould and gaps in sealant do not fix themselves, and in a busy household in Margate they spread with every shower and every downpour. Replacing the sealant now is the simplest fix.
Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

How to look after the new joints
To keep the joints looking good and working properly:
- Clean sealant with mild products only
- Air the bathroom so the sealant can dry
- Find out why the sealant failed first
- Deal with small splits early
Keep the room ventilated: run the fan during and after showers, or open a window.
Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

What else we do in Margate
What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a typical bath or shower, longer where several layers have been applied. In Margate, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.

Advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Remedial sealant around Margate
Margate is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.
Schools such as Salmestone Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Margate station, a joint that keeps failing is best fixed properly while the property is empty.
