New build mastic in Margate

How we handle new build mastic in Margate

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. If you have frame joints opening as the plaster dries and second-fix sealing on new plots, we can put it right, on skirting & floors, plot handovers and kitchens alike.

In a town like Margate, skirting and floor joints open up as homes settle and floors move with the seasons. Those joints need a flexible sealant, as rigid filler soon cracks out.

All of our work is guaranteed for twelve months, in Margate and everywhere else we cover.

New build mastic around Margate

Margate is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you’ve bought a new home near Margate station, the sealant around baths, showers and frames is worth checking in the first year or two. In and around Margate, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Margate is in Kent. Jobs in Margate get the same care as everywhere else we work: old sealant removed completely, careful preparation and a one-year guarantee. Margate is one of 922 places in Kent where we work. Chelmsford is on our list too, around 46 miles away.

Work in CT9, CT7, CT8 and CT10 is quoted and booked the same way as anywhere else. Streets in the area include Yoakley Square, Church Road and High Street. You’ll find Margate on the A28 and A254, so it’s easy for us to get to with everything needed for new build mastic. If you are just outside Margate, we cover Westwood (1 mile south), Westbrook (1 mile west), Garlinge (1 mile west), Flete (1 mile south-west) and Haine (2 miles south). We also work in nearby towns such as Canterbury (15 miles south-west), Ramsgate (3 miles south), Whitstable (15 miles west), Deal (11 miles south), Herne Bay (11 miles west) and Walmer (12 miles south). As one of the bigger places in Kent, Margate has homes, rented property and businesses of every kind.

Why deal with it now?

Sealant done properly at handover means fewer callbacks. Snagging visits for failed sealant cost time on every plot, and they’re avoidable with good preparation. Draughts from a gap round a frame, damp under a sill or water behind a bath panel all start small, and early is when they’re cheapest and quickest to sort.

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

How the visit works

The work is kept neat and contained to the joints we are treating. Expect the work to take anything from a few hours to several days, depending on the number of plots, and we explain the cure time before we leave. Parking in a town like Margate is generally straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

How to prepare

  • Let us know about earlier repairs to the joints
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

For landlords and businesses

We also work for property managers and facilities teams in Margate and across Kent. We can quote a run of properties together, and we are fully insured.

Margate questions

Can you help a landlord with a rental near Margate station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Can you do new build mastic in Margate?

Yes, Margate is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or send us an email and tell us what needs doing.

Can you reseal over the builder’s sealant?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

When is the best time to reseal in a new build?

That depends on the joint. A leaking shower or bath seal should be redone right away, but cosmetic gaps can wait for movement to slow.

Do you work for developers?

Yes. We seal plots to the developer’s programme. Tell us the plots and the joints involved for a clear quote.

Why does sealant fail so quickly in new builds?

Lots of new homes see sealant crack early, because the house is drying and settling. Poor preparation at handover adds to it.

When something else is needed

Before you book, it’s worth knowing the limits:

  • Cracking that points to a structural problem
  • Disputes or warranty claims with your builder
  • Baths and trays that move too much for sealant to cope with

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

What affects the quote in Margate

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved
  • Mould in or behind the old joints
  • The number and length of the joints

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • The address or postcode of the job
  • If someone has resealed it before
  • What’s wrong with the joints now
  • Photos by email, if that’s easy

We quote each job on its own, so the first step is telling us about yours. Simply ring 0345 464 0079 or email us and describe the job.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Act quickly if a seal starts to leak
  • Wait for the cure time before using a resealed shower
  • Clean sealant with mild detergent, not abrasives
  • Ventilate bathrooms well, especially in the first year

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers.

A seal that splits early is often a sign of movement. Have it resealed, and the tray or bath checked, before it gets worse.
