Remedial sealant in Dunk's Green
Water on the floor doesn’t always mean failed silicone. Cracked trays, leaking wastes and faulty valves often look like a sealant problem. If that’s what we find, we will tell you rather than reseal something that will not fix it. We work on botched or over-sealed joints, mouldy bath & shower sealant and expansion joints, and the jobs we see most are worktop sealant that has shrunk and split and caulk or the wrong sealant used in a wet area.
Homes around Dunk's Green are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
You are covered for a year from the day we finish. If anything isn’t right with it, call 0345 464 0079 or email us.

What we are called out for in Dunk's Green
Movement tears sealant that is not designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes split any bead that is too stiff or too thin.
The problems people normally mention when they call are:
- A shower that leaks however often it’s resealed
- Dark patches showing through the sealant
- Over-sealed joints coming away
- Gaps opening along the back of the worktop
If you let a flat or house near Borough Green & Wrotham station, a joint that keeps failing is best fixed properly while the property is empty.
What your quote should include
- Whether VAT is included
- Who turns up on the day
- Whether the sealant suits the joint
- The length of the guarantee
How the job changes by surface
Worktops & kitchens
Kitchen joints hold grease and residue, so we spend extra time cleaning.
Windows & doors
Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.
What affects the cost of remedial sealant
The quote reflects the job in front of us. We take into account:
- The size of the job
- The type of sealant required
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.
Helping us quote
To make quoting easier, let us know:
- Access, such as stairs, a lift or height
- Where the property is
- Pictures of the joints, sent by email
- If it’s domestic, commercial or a hotel
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
What we do, step by step
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. Somewhere as small as Dunk's Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- Surrounding tiles, trays and frames are protected first.
- Every layer of failed sealant is stripped out.
- The joint is degreased and checked for movement and leaks.
- New sealant goes in once the joint is dry, and is tooled smooth.
- You get the cure time and our view on why the joint failed.
Before we arrive
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Mention any leaks or damp you’ve noticed

Related advice
When something else is needed
We’ll always be straight with you, so here’s what sealant can’t fix:
- A bath, tray or worktop that moves until it’s properly fixed
- Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
- Failed tanking or loose tiles behind the sealant
If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.
Joints and surfaces we work on
- Leaking tray & enclosure joints
- Expansion joints
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Shrunken worktop sealant
- Failed movement joints
What happens if it’s left?
Mould under a bead cannot be reached by cleaning. Removal is the only way to get at it, and the joint treated and dried before resealing. Where a wall is exposed, as many are in small places like Dunk's Green, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Why choose Mr Mastic in Dunk's Green
- Anti-fungal silicone where joints get wet
- Any old sealant cut out fully, not covered over
- You choose the colour before work begins
- Every job guaranteed for a year
Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
Bathrooms and kitchens in Dunk's Green
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
Schools such as Plaxtol Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Plaxtol Church, walls and floors in older homes can move, and sealant and grout show it first.
