How we handle remedial sealant in Basted

A movement joint stops working when its sealant splits or sets hard. We cut out the failed sealant and set the depth with backing, then a flexible sealant matched to the movement goes in. Common call-outs are for floor or wall movement joints that have failed and beads that never stuck properly, on leaking tray & enclosure joints, failed movement joints and expansion joints.

Somewhere as small as Basted, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Landlord and commercial work in Basted

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

If you manage several properties in or around Basted, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

When it isn’t the sealant

New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:

  • A tray or bath that’s cracked
  • A bath, tray or worktop that moves until it’s properly fixed
  • Failed tanking or loose tiles behind the sealant

If in doubt, call 0345 464 0079 or email us and we’ll say what we think.

Where we work in Basted

  • Botched or over-sealed joints
  • Leaking tray & enclosure joints
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Mouldy bath & shower sealant

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Surface by surface

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before any new sealant goes on.

Movement & expansion joints

Joints filled with mortar, grout or rigid filler can’t move. We rake that out where it can be removed and seal with a flexible product.

What we need to know

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • Roughly how big the job is
  • The type of property
  • If someone has resealed it before

Need a quote? Please call 0345 464 0079 or email us with a few details. We’ll explain what we’d do and give you a clear quote before any work starts.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours, depending on how many layers have to come out. In a small place like Basted, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any water getting in

Advice

Bathrooms and kitchens in Basted

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to The Church of the Good Shepherd include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Borough Green Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Borough Green & Wrotham station? Then a joint that keeps failing is best fixed properly while the property is empty.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Run the fan after every shower
  • Don’t wait for a small gap to become a leak
  • Keep movement joints clear of mortar and paint
  • Look for stains below bathrooms now and then

Where we have pointed out another fault, have it put right, or the new joint may fail again.

Leaks through failed sealant grow over time. Each use pushes more water behind the bead, into floors, walls or ceilings. Early action keeps it to a sealant job.
