About our regrouting in Basted
If you’ve been scrubbing grout that won’t come clean, the stain is often in the grout itself. New grout is the fix that lasts and you can pick a different colour while you are at it. Common call-outs are for discoloured grout on otherwise sound tiles and corners filled with grout instead of silicone, across kitchen splashbacks, tiled floors and bathroom floors.
Somewhere as small as Basted, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What the job involves on each surface
Kitchen splashbacks
Grout behind the hob and sink works hard. We renew the grout and the worktop sealant.
Corners and edges
Edges are resealed while we are there, so the whole area is finished together.
Questions from Basted
Will you come out to Basted?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
Is Basted in your area for regrouting?
Yes. We work across London and the South East, and Basted is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Should corners be grouted or sealed?
We seal corners with silicone. They flex and grout cannot take that movement.
Can tenants book the work?
Of course. Ask your landlord first, and we can send them the quote if that helps.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Do you hold any approvals?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs.
Why it’s worth doing now in Basted
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away. Raking out to a consistent depth gives the new grout something to hold. Around Basted, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

Basted homes and their sealant
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Schools such as Borough Green Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Borough Green & Wrotham station? Then stained grout drags a rental down, and regrouting between lets puts that right. For an older house near a landmark such as The Church of the Good Shepherd, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What we do, step by step
At the end, we look at the finished work together. The work normally takes anything from a few hours to a full day, depending on the area, depending on the size of the job. In a small place like Basted, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we agree what’s being done and flag any loose tiles.
- Grout is raked out without chipping the tiles.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Preparing for the visit
- Clear items away from the joints we are working on
- Tell us if parking is tricky
- On commercial sites, let us know about site rules

When it is not the sealant
In fairness, some problems need a different trade:
- Movement in a stud wall or floor
- Leaks from pipes, valves or wastes (a plumber’s job)
- Waterproofing that has failed below the tiling
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.

Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Check the corner silicone every few months
- Clean with a soft brush, not anything metal
- Wipe or squeegee the shower walls
- Stick to mild products for cleaning grout
If a tile starts to feel loose, get it looked at early. Movement will crack the new grout and lets water in.
Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it, so it’s worth acting early.
What affects the cost of regrouting
We don’t publish a price list, because jobs vary so much. What we look at:
- The amount of work
- Working hours on commercial sites
- Whether the work is at height
- Mould in or behind the old joints
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
Asking for a quote
To make quoting easier, please include:
- Access, such as stairs, a lift or height
- The address or postcode of the job
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll take it from there.
