Why it’s worth doing now in Basted
Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way and it means sorting access once. Older cottages and farmhouses around Basted can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

External mastic in Basted
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. If you’re dealing with joints pointed up with cement by mistake and movement joints with cracked, split or missing sealant, we can put it right.
External sealant needs dry, clean surfaces, so work around Basted is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

Basted buildings and the weather
Historic houses like Old Soar Manor (about 1.4 miles south-east) are a reminder that the area around Basted has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Borough Green & Wrotham station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. For an older house near a landmark such as The Church of the Good Shepherd, an extension built onto an older house moves differently, and the joint between them takes the strain.

When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Movement that is more than a sealant joint can take
- Loose or hollow render, which needs re-rendering
- Cracks in the bricks or render themselves, away from the joints
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.
Surfaces we seal
- Concrete & block
- Copings & trims
- Joints between brick and frames
- Brickwork movement joints
- Façade panels
- Render & cladding joints
Common problems we fix in Basted
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.
If you can see any of these, it’s time to have the joints looked at:
- Plants rooting in failed movement joints
- Failed sealant between panels on a façade
- Gaps where render, brick and frames meet
- Sealant that has lost its bond to the brick or render
For site and facilities teams at buildings such as Borough Green Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Basted questions
Do you cover smaller places like Basted?
Yes. Basted is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Borough Green & Wrotham station?
Yes. We work for landlords and letting agents as well as householders. You can call 0345 464 0079 or send us an email with the details for a clear quote.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
What’s an expansion joint in brickwork?
It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.
How long does external mastic take?
That depends on how much there is to do, but most jobs take anything from a few hours to several days, depending on the building. We will give you a better idea when we quote.
Can you match the colour of my brickwork?
We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin, matched as closely as the range allows.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or drop us an email.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt does not rule out a professional job. We cut it out and start again.
What the job involves on each surface
Brickwork movement joints
Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
Render joints
Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.
How it works
The work is kept neat and contained to the joints we’re treating, so you can carry on as normal. The job usually takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. In a small place like Basted, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Mention if the joints have been sealed before
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky
