Remedial sealant in Platt, done properly

A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. We work on leaking tray & enclosure joints, failed movement joints and mouldy bath & shower sealant, and the jobs we see most are leaks that keep coming back after resealing and thick, messy sealant smeared over tiles.

For a small place like Platt, remedial sealant is planned like any other job: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Landlords, agents and businesses in Platt

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Bathrooms and kitchens in Platt

Platt has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For landlords with property near Borough Green & Wrotham station, a joint that keeps failing is best fixed properly while the property is empty. For site and facilities teams at buildings such as Platt Church of England Voluntary Aided Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • A leaking trap, valve or supply pipe
  • Failed tanking or loose tiles behind the sealant
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Mouldy bath & shower sealant
  • Expansion joints
  • Leaking tray & enclosure joints

Different surfaces, different methods

Leaking trays & enclosures

Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before we reseal.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We take care not to make it worse, and tell you about any damage we find.

Platt: your questions answered

Can you help a landlord with a rental near Borough Green & Wrotham station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Do you work in hotels near Platt?

Yes, hospitality work, including hotels, is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

Do I need to be at home?

If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.

Where do you work from?

Our base is in Crawley, and we cover South East England, London and all of Scotland.

Can old silicone be taken off without scratching the tiles?

Yes. Residue is removed with a product suited to the surface rather than scraped hard.

My shower still leaks after a reseal. Can you sort it?

Yes. There’s usually a reason: sealant over sealant, movement or another leak, and we deal with the cause first.

How long does the work take?

Longer than a simple reseal, because every layer has to come out. Most jobs take a few hours.

Do you come to Platt?

Yes, we do. Our applicators work in Platt.

The process

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours, depending on how many layers have to come out for a typical job. Somewhere like Platt needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we find out how and where the joint has failed.
  2. All the old sealant comes out, including any layers underneath.
  3. Next, any mould is treated and the joint dried.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Looking after it afterwards

After the cure time, these simple habits help:

  • Deal with small splits early
  • Look for stains below bathrooms now and then
  • Run the fan after every shower
  • Use a soft cloth, not a scourer, on silicone

Give the new sealant its full cure time: generally around 24 hours, or as long as we advise.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What affects the cost of remedial sealant

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • The number of rooms or windows

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Whether it’s a home or a business
  • Pictures of the joints, sent by email

We don’t publish a price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.
