Remedial sealant in Davington

Remedial sealant in Davington, done properly

Some sealant jobs are not a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. We’re often asked to deal with caulk or the wrong sealant used in a wet area and smears and lumps from a botched reseal, on failed movement joints, shrunken worktop sealant and leaking tray & enclosure joints.

In and around Davington, older properties sit alongside newer ones. Older homes can move a little with the seasons, which is hard on tired sealant and rigid grout.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Surface by surface

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

Worktops & kitchens

Shrunken worktop sealant leaves a gap that lets water into the back edge. We strip it, degrease the joint and reseal.

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

We also work for property managers and facilities teams. Several sites can go on one quote, and we are fully insured.

Davington is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Davington. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like Davington Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Why deal with it now?

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful removal is most of a remedial job. In an older home around Davington, damp from a failed joint can get into timber and plaster, which is far harder to put right than the sealant itself.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Is it worth trying it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

What happens if the problem is the tray or the plumbing?

We check for that before we reseal. If the fault is elsewhere, you will know before any work is done.

Do I need to be at home?

Access is agreed with you when the job is booked. Indoors, that normally means someone at home.

How much does remedial sealant cost in Davington?

Size, access and the old material all affect the cost. Ask us for a quote.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a typical bath or shower, longer where several layers have been applied. For a job in Davington, we agree the time, the access and parking before the day. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you’re told about anything else we found.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any sign-in or site rules at work premises
  • Mention any tricky access

Related advice

Looking after it afterwards

So the new joints stay in good condition:

  • Never fill a movement joint with mortar or grout
  • Have loose fittings fixed before resealing
  • Look for stains below bathrooms now and then
  • Keep bleach and abrasives off the bead

If we’ve found a cause, such as a loose tray or a leaking waste, get it fixed, because the new sealant can’t hold back a problem underneath.

Mould trapped under over-sealed joints spreads unseen. When it finally shows, the whole bead needs to come out.

What we are called out for in Davington

How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, can’t flex, and tears at the first real movement. Backing sets the depth and stops that.

It’s worth asking for a quote if you see:

  • Caulk or the wrong sealant used in a wet area
  • Over-sealed joints coming away
  • Worktop sealant that has shrunk and split
  • Sealant peeling off a dusty or damp surface

In the older streets around Church of St Mary Magdalene, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • What happens if the job turns out different
  • How long to leave it before use
  • Whether they’re fully insured
  • Which sealant they’ll use, and why
