What we do, step by step
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a typical bath or shower, longer where several layers have been applied and we leave things clean and tidy. Somewhere like Brogdale needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We protect the surfaces around the joint.
- The botched or failed sealant is cut away completely.
- We clean and degrease the joint and look for signs of movement or water.
- New sealant goes in once the joint is dry, and is tooled smooth.
- We give you the cure time and explain what caused the failure.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before

Advice
Brogdale questions
Do you work in hotels near Brogdale?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Can you help a landlord with a rental near Faversham station?
Yes. We work for landlords and letting agents as well as householders. You can call 0345 464 0079 or send us an email with the details for a clear quote.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Can you remove old sealant without damaging the bath?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
Are you an approved applicator?
Yes. We’re an ARBOMaster approved applicator.
Should I try DIY first?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done.
Does remedial work come with a guarantee?
Yes. You get our 12-month guarantee, and we are ARBOMaster approved.
What affects the cost of remedial sealant
For a quick quote, just ask. The main things that affect it are:
- Whether the work is at height
- When we can work, for business premises
- Which sealant suits the joint
- The old material and how stubborn it is
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- Pictures of the joints, sent by email
- The problem you’ve noticed
- Whether it has been sealed before
- How many joints, rooms or windows are involved
Getting a quote is simple: tell us what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.
What else we do in Brogdale
How to look after the new joints
To keep the joints looking good and working properly:
- Report a tray that rocks or a worktop that lifts
- Keep movement joints clear of mortar and paint
- Clean sealant with mild products only
- Air the bathroom so the sealant can dry
Where we have pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.
Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. Resealing while the edges are sound is simpler.
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- A tray or bath that is cracked
- Older mastics that may need an asbestos check before removal
- Tiles that have come away from the wall
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.
What we seal
- Failed movement joints
- Leaking tray & enclosure joints
- Botched or over-sealed joints
- Shrunken worktop sealant
- Mouldy bath & shower sealant
- Expansion joints
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
When to call us in Brogdale
All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, faster where ventilation is poor. At that point it has to come out.
If you can see any of these, it’s time to have the joints looked at:
- Floor or wall movement joints that have failed
- Leaks that keep coming back after resealing
- Mould trapped under a layer of silicone
- Sealant peeling off a dusty or damp surface
Letting a property close to Faversham station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.
Comparing quotes

- Who does the work, and how experienced they are
- How long to leave it before use
- Which colour the sealant will be
How the job changes by surface
Mouldy bath & shower sealant
Mould that has grown into silicone does not clean out for good. The sealant is cut out completely, the joint treated with a mould remover and dried before anti-fungal sanitary silicone goes in.
Movement & expansion joints
Joints filled with mortar, grout or rigid filler can’t move. Where it can be raked out, we replace it with flexible sealant.
Remedial sealant around Brogdale
Brogdale has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you live in an older home near Church of St Peter and St Paul, older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Ospringe Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
